We have been looking for a year now, our 4th offer was rejected yesterday, it was for 2.1 m. We are not looking for a McMansion, not too big. Around 4000 sqf yet not too dated. THERE IS NOTHING OUT THERE. (We are looking Mclean and Great Falls due to our commutes)

If you don't want traffic then skip TOV and look near Dunn Loring or Spring Hill metro and metro into dc. Plenty of options in your budget.

Was this intended to support OP’s assertion of being priced out of McLean? Because six houses, currently on the market, in your price range, in February… does not sound priced out. It sounds like you want a nicer house or a bigger lot than you can afford in McLean. But without that information, it’s hard to tell you where to look.

PP, you're right, looking at the last 6 months of sales, there's still a decent amount of sales in the $1.5M range, if you look at places like McLean Hamlet. I do think OP is wise to expand their search though, since it's such a competitive price range.

Perhaps on a per square foot basis, but housing is more expensive in McLean than North Arlington.

No, not at all. There are some big and expensive houses out there, but you can get plenty of sq footage for less than closer in McLean, Arlington, NW DC.

Which they already tore down and there's a spectacularly big and ugly new build in its place. That's why you can't find anything in McLean, and why you're outbid. It sucks.

That's sad. Both of these houses were nice houses. We looked at that neighborhood years ago and it had a nice sense of scale.

It’s close to the Cross County trail, which takes you all the way to the Potomac. While it’s not within walking distance to GF Village, the neighborhood is centrally located (equidistant to Tysons and Reston; easy to get to GF Village, easy to get to 495, etc. They are upgrading Route 7 with a walking/biking path, so you could get to the Metro via bus or bike.) (the Metro is 3 miles from the cross street of Forestville and Route 7).
