Wonder if they will disclose the issues with the wall of windows in the rear or why the previous contract fell through? If they don’t I predict major lawsuits in their future when the windows continue to have problems.

A previous post with respect to this property falsely claimed the inevitability that the developer would be allowed to destroy open space in order to extend the alley for their own benefit and add two parking spaces.

As an update, the ANC held a public hearing last night to discuss and vote on whether the paper alley can be paved over and extended to allow parking for this house. The ANC voted unanimously 7-0 against the permit to extend the alley. Essentially, they voted in favor of all the adjacent neighbors (many of whom spoke at the hearing) and against the developer who applied for the permit. The ANC also suggested they will go one step further and request the developer remediate the damage done to the paper alley and it's greenery with their non-permitted and illegal rock road they laid last February and were forced to remove in November. It was clear to anyone who watched that the commissioners had given this application thoughtful consideration and had done their homework with respect to the implications of the developers' permit request.

This is big news. A 7-0 vote. I wonder if we will see a price reduction.
Also, I wonder how the previous owners got their cans to the curb- anyone know? It doesn’t look like there’s a path to the street.

I wonder if the developer and agent will finally stop telling perspective buyers that they will extend the alley and build two parking spaces by the end of settlement. Seems very deceptive and unethical to make such misleading promises at this point.

The trash would be a bigger issue for me than the parking spaces.

Just a walk down memory lane what the "neighbor" *cough*developer*cough* was saying before:

Nothing you said is false, but you’re missing the point. The key thing that you mentioned is that the alley is a paper alley owned by DDOT — I have spoke to DDOT multiple times about this, as have all the neighbors. The alley WILL be paved to the end of that house’s property line to allow two permeable paver parking spots.. This isn’t up for debate — this is a fact.. It is already on DDOT’s schedule and the preconstruction meeting has already taken place. Furthermore, if any of the homes to the left of the property want the paving to extend, they have that right and they can phone it in to DDOT.

Bottom line — whether you or the few neighbors that are complaining disapprove is irrelevant. It will be done. If you would like we can trade emails and place a bet on whether it gets done or not. Easy money for yours truly.

Exactly, which is why fighting the community and DC government for months to pave over open space is such a waste of time. There are far bigger issues with this house.

Especially since the existing alley in question was completely rebuilt and repaved by DC back in 2017. They have to have higher priorities than extending an alley already in top shape. And there is good reason the original developer didn't build out the alley to Worthington street as shown on the subdivision map back in the 30's. Both the slope and the creek/water would make it a pretty serious undertaking.

Big win for the neighbors and the community today!

The Public Space Committee (part of DDOT) met virtually to discuss the developer's permit request to extend a paper alley to their property for parking. Essentially, the request was to extend an alley by paving behind three opposed owners' properties, over a city owned water control feature, and green space in order to create parking for a developer's property that is for sale. Of note, the property was bought in 2020 without off-street parking and the developer never made plans to add off-street parking to the new design until after the newly constructed house was complete. The developer also built an illegal unpermitted road over the city's property in order to access the back of the property during construction. The developer was then forced by the city to remove the illegal road. The Public Space Committee voted unanimously today (5-0) against the permit. 10 days ago, the ANC also voted unanimously (7-0) against this same application. The developer's spoke person was informed they could reapply and address the committee's multiple concerns if they like, but we all know that will take months, additional costs, and likely have the same outcome given the compelling back to back 12-0 unanimous vote (ANC and PSC) against this permit application.

Hopefully, the developer and real estate agent will finally stop falsely listing this property with the promise of two parking spaces in the rear. At this point it is clear such claims are unethical and false.
