FARMS of 40% will pull down any area. Many will refuse to buy there and prices will come down.

Best case for Woodwqard is 1/3rd school will be FARMS and worst case is 1/2 will be FARMS. Huge downgrade from less than 20% FARMS currently in WJ. Prices in Woodward zoned area will be depressed for years.

You won't be seeing $2m+ homes at Woodward zone with 36-40% farms rate. All of those buyers will only buy in WJ.


Yes, Tilden area should see 20% price decline minimum. Now it won't happen immediately but it will be a multi year process. 18% FARMS is way different than 36=40% FARMS and it will surley have impact.


I don't know how much the older housing stock will decline if it even does, but the hit to new construction and the $2+ million range will be instant as soon as it is announced. That market will just not exist anymore.

Balancing WJ and Woodward would have been the best approach. However, under Options 1, 2 and 4 Tilden prices will not go down as much as some people predict. It is not all about HS. There are many other appealing things about that area.


I had to look this up because it kept getting mentioned but this is a part of the current WJ zone that is going to Woodward no matter what? And people are lamenting the tragedy of who else might also end up at Woodward?


No, Option 3 moves a portion of the Tilden kids (Farmland ES) from Tilden/WJ to Parkland/Kennedy. On the map, it's the green cluster on the western corner that gets bussed out. Farmland is in the walk zone for Tilden/Woodward. With traffic on Randolph and stops, Kennedy is easily a 40+ minute bus ride.

Not to mention these options will lower the FARMS rate at WJ to even lower than 18%, making the gap between Woodward and WJ even larger. WJ gains from Whitman in many scenarios, which lowers its FARMS rate.

Virtuallly no one attends Luxmanor ES from neighborhood. I liked the area but I like public schools. I didn't see many kids walking to school. I chatted with crossing guard and lady told me that less than 10 kids walk to school. After hearing that I decided Luxmanor neighborhood is not for me.


I always drive my kids as the walk isn’t safe in our neighborhood. I doubt all those kids go to private.

The housing prices will not go down that much except if you overpaid.

From what I have read, MCPS hasn't done much to facilitate a safe a school environment for Kennedy students. Rather than address severe deficiencies in safety and facilities, the solution can't be to send some of the Tilden community there? How does that fix these serious issues with drugs and violence?

No child should wonder if walking into their MCPS school could mean it's their "last day alive." We shouldn't want this for any of our kids and hateful comments like the one of above are not productive to the conversation.

MCPS should focus on bringing the level of all schools up with zero compromises on safety. Not bussing kids around so that their numbers look better on paper.

Doubling of FARMS from 20 to 40% should make a big difference. Even now Whitman houses goers for 10-15% higher than WJ on average with a same spec and that was WJ below 20% FARMS. I am very sure that 40% FARMS will pull down entire area.

I regret buying 2 years ago in Tilden area. I knew that boudary will change but I expected half of WJ will move to Woodward and then both schools will take one elemenatry each from outside.

With all 4 options, Woodward is drastically worse than WJ.

Option 1 essentially does this. The problem is thst Woodward gets Viers Mill ES and WJ gets Rosemary Hills and Chevy Chase ES, so not equivalent demographically. Plus, Tilden is more diverse than North Bethesda MS to begin with because it encompasses more apartments in Rollins and off Parklawn.

Tilden has been providing most of the diversity to WJ. Basically creating another Whitman here in new WJ. It should be a very nice place. Lucky for those families, not so much for Tilden families who not only get moved out of WJ but apparently are getting moved across county.

This article is terrifying. Why are grown men going into Kennedy to jump students? And no this doesn’t happen at all mcps high schools. News flash: busing Tilden kids over to Kennedy isn’t going to solve that security issue (which is unacceptable to begin with).

This is at every school. Be real. And, if folks are so concerned we should be diverting ore money to this school to fix things. But, that would take away money from other schools.
