I am surprised to see that MCPS did not try to balance the FARMS for WJ and Woodward despite schools being so close.

Virtuallly no one attends Luxmanor ES from neighborhood. I liked the area but I like public schools. I didn't see many kids walking to school. I chatted with crossing guard and lady told me that less than 10 kids walk to school. After hearing that I decided Luxmanor neighborhood is not for me.

Tilden parants should lobby to have Woodward and WJ FAMRS close, given schools are so close.

Yes, many things are appealing but same appeal with 18% FARMS vs 40% will look different. Yes, wealthy folks will live there and send kids to private like they do in many high FARMS areas, but that's a different situation.

Yes, Tilden area should see 20% price decline minimum. Now it won't happen immediately but it will be a multi year process. 18% FARMS is way different than 36=40% FARMS and it will surley have impact.
