Exactly. If he was leasing retail space, up-zoning would spell the death of his business at that location. To be replaced by a national fast casual chain. |
Five percent IZ at 80 percent AMI. “Affordable housing.” Hillarious!

he...doesn't own the building. Nice try. |
| I think the neighborhood and ANC can and should bring pressure to bear on AU. Yes, universities have fiduciary responsibility, but they also have social responsibility in how they manage their accounts and spending. That's why they all disinvested (with great social justice impact) from South Africa in the 80s. The treat them as any other landlord, especially when they own so much of the neighborhood and are a major stakeholder in its health and ethos, is disingenuous. |
It will be interesting to see if the ANC takes a stand. Ward 3 Vision recruited and helped to elect several laissez faire market Smart Growthers to the ANC, as they’ve done elsewhere in Ward 3. |
But he does. There are public records that anyone can look up. You are either lying or just ignorant. |
As a general rule, incumbent landowners love to be upzoned because it makes them money. On the other hand, upzoning is indisputably bad for small businesses because they cannot afford to pay Class A commercial rents. |
Any self respecting parent would never give a birthday gift that is target + gift bag? Balducci's is "character"? You people are amazing! Keep it up! Tell us more! |
What is it about Balduccis and what does that have to do with a toy store? |
You are having way too much fun. Of course self.respectinf parents shop from Target and Amazon, but we can also value small businesses and relationships with their staff. As to Balduccis, it did have character. Do you not like speciality shops? |

That's ok, PP, you can still go to the Balducci'ses with character in Alexandria, Bethesda, and McLean, not to mention Greenwich and Westport (CT), Rye Brook and Scarsdale (NY), Johns Hopkins Hospital in Baltimore, and the Philadelphia airport. |

Actually,.I can't. I don't drive and I can't walk to those..I could walk to the one that was an AU tenant in Foxhall and went through a rent "negotiation" with them similar to Johnson's and Sullivan's |
You can get to the Balducci's in Bethesda via Metro to Medical Center and then a bus. But I think the point is that Balducci's is a chain, not a local small business. |
Yeah, it's clearly up there with Whole Foods and WalMart
|
No, of course it's not. Nonetheless, it's a chain. Mitchell Rales has less money than Jeff Bezos or Warren Buffett; he's still rich, though. |
