There is plenty of metro access in Crystal City/Pentagon City area and the non-street car options for Columbia Pike are actually realistic (BRT for instance which gives the benefits of streetcar without having nearly the total cost and a higher federal cost share possible). South Arlington has many great communities with great commutes. The county needs to give equal consideration both for the near and long term and invest in strong school options. I also agree that affordable housing should be spread throughout the county not just concentrated where people make the least fuss. |

The really messed up part is that they won't really speculate about the long term secondary costs of dedicating almost 20% of Arlington's housing stock to subsidized housing. Talk about rose colored glasses. There is also a difference in the kind of housing they want built. Much of the market rate affordable going away were 1-2 bedrooms. They are encouraging larger units now- so you see more kids. APS- had studies showing SFH being the main source of kids in the schools- I think that was true a decade ago, but the more recent trend shifts to multi family dwellings. The county consistently under estimates the amount of children generated from large complexes - both market rate and affordable. this happens on both sides of 50. It seems the student boom is a real thorn in this current boards agenda, and their answer is to largely ignore the problem. Yes, new schools are being built, but they are already projecting capacity issues for schools not yet built. Sheesh. Maybe they are into something- if they let some schools tank, people with kids will move away and they don't have to deal with it. |
