My guess would be an appraisal or inspection contingency. Though frankly, to get a house in the neigborhood we had to waive all our contingencies to be competitive.

No central air and lots of other things needed for the price. Someone has to fix things and be willing to do it all.

Yea, but you don't need to put in an offer and do an inspection to know that. I think the house will sell for 725-750.

It looks like it's only fallen out of contract this once, unless the history is inaccurate.

But, you do sometimes put in an offer and get cold feet and pull the plug because you can. Probably that happens with fixer uppers that are too expensive for flippers more often than most houses, since the potential buyer may imagine themselves living there while doing the work.

I agree. I thought $825-850K would be about right. Also, last sale price was $700K in 2014, so I can't imagine they'll sell for $200K more just four years later? However, strangely, the Redfin estimate is $941K--I don't think that's accurate for this home.

It's a cute place. Distracted by the framed artwork in photo 5--I wonder who's in the picture. Nicer, bigger backyard than I would've expected. Furniture looks like an older couple, so curious why they'd be moving such a short time later.


PP here who guessed $825-850K. I don’t think I’m far off—they just lowered the price to $840.

Correct. Sold for 730. Needs lots of work, but that's a bargain.

Wow they way overpriced it. There are a couple of homes that have gone for under list. 1424 juniper went for around 730k. And there are several homes sitting on the market. I guess the market is slowing in SP

7810 14th St was definitely overpriced. They originally listed for 899 I think, too high for a house that lacks curb appeal and was not well staged. 1424 Juniper had deeper problems. I went to an open house. It was raining that day and water was coming in from the roof and in the basement. Not a good look.

I live in SP, and I wouldn't be surprised. I think a few sellers/realtors got a little too giddy over the past year and priced their listings too high. I think a slight correction makes sense.

That and it is an entry level market, it has to be priced cheaper than it’s WOTP Wilson feeder comps or people will simply chose those 97/100.
