Wow. Just wow. If you liked the house enough to escalate and outbid 9 other people, then who cares if the listing says the house is 36,000sf or 120sf. Our (modest) home is 1600sf, but the listing that's still viewable on Zillow says 2400. Yep -- 50% of the basement is finished. Some houses were much larger and felt smaller, others were smaller and had better flow. That's why we picked the one we did. Presumably you did the same. Unless something actually changed between your viewing and now, you have no leg to stand on.

(although I'd really like to sue the people we bought from, since our listing says "tasteful updates" and we have black kitchen appliances. Sure, we viewed the house, but it all hinged on "tasteful.")

It looks like a beautiful house, OP. At the end of the day, if it meets your needs and you paid fair market value (which IMO you did if you won a bidding war), then you just move on and just enjoy your new home. Do you really want to spend this much negative energy on this when you could be planning out the reno and putting some love into the house?

ps Please post some "before/after" interior pics - the listing only had an exterior photo.


Nevermind. Found the interior photos. Looks great. I assumed a big reno since it is "as is". Why are they selling "as is" - I'd be more worried about that. Structural issues?


Some structural issues but I like the modern look. Also, why am I so important to you?

Oh, OP. You have certainly been entertaining.

But you and your husband are really focused on the wrong things.

When you are in a multiple bidding situation, it is extremely easy to feel buyers remorse once it's complete - were you taken by the bidding frenzy, did you make a mistake, what can you do?

So you're putting all your angst and vitriol at the Listing agent, who is now your bad guy for making you engage in a bidding war and over bid.

Honestly, you are so obsessed with how you were "lied to" that you're blind to reality. You're working yourself into even more of a frenzy. And it's not going to end well. I really suggest you step away, breathe deeply, then come back and re-read this all knowing you have a great house in a great location.

I am calling someone in DC government. All the links etc have been for single family homes. Which... not helpful. Not even for a moron. I'd appreciate a link showing that SFH and MFD are taxed under the same rules, but I'm thinking not.

And I called my agent and asked him to send out some independent person to measure the house.

You seem to be someone with a lot of....anxiety? At least that is how it seems on here. I used to be a lot more stressed in life but I've let go of a lot and I'm much happier now. I guess I feel like I can relate to where you are now so that's why I posted about just moving on. That, plus I'm a real estate junkie.

I am SUCH AN ANXIOUS PERSON!! You're right. I'm not being sarcastic (for the first time today feels like), and this is SO SCARY. And the house feels smaller every time I see it. I mean, I love the neighborhood, love the neighbors (non judgmental types, luckily), but so freaked out.

You should have been able figure out how much sq ft the house had when you viewed it. This isn't some kind of rocket science to figure out. Also, ask for the floor plan and get the estimates off of there for room dimensions. Lastly, some real estate agents will count closet space and other dead space in the total sq ft when listing.

To back out, you don't need to lose money. Pick a flaw in the inspection report and back out based on that.


No, the second time I saw the house, it felt smaller. The painters only confirmed this. I said something to them like, supposdly this place has 2700 square feet, but it feels smaller right? They laughed and said, no lady, it's like 1800 square feet.

I have the floor plan, that allegedly works out to 2700 square feet. I think the floor plan was manipulated.

We waived inspection (got a pre offer inspection) to win the house. All the other contingencies have expired.

It'll be great! How much space do you really need anyway? Get off the computer. Go take a walk over there later today and enjoy the neighborhood. The people, the architecture, the energy. It's all good.
