OP, I'm a real estate attorney. You have zero chance of winning a lawsuit. Sure, if you call several different attorneys, I'm sure you'll find one who will take your case. All that you'll end up with is wasted time and a pile of legal bills.
Regardless of what the MLS said, you had the opportunity to inspect the house on your own (not to mention, the MLS listing surely came with a disclaimer that information is not to be relied upon). As there were 9 other bids on the house, and presumably, your appraisal came in at the contract price, you paid FMV and haven't lost anything. You need to move past this and find a way to enjoy your new home. |

First of all, I'm going to dispel one big myth that everyone keeps repeating. I'm NOT A LADY. You can have a husband and still be a man. So stop calling me a b8tch or whatever. Start on the gay slurs. By the way PP, moron has been taken. I get that posters keep saying that I have gotten several "thoughtful" answers. I guess they are "thoughtful" by DCUM standards. It seems, by the way, that you cannot take anything the LA says as true. Ever. But an anonymous poster on DCUM blabs something, it has to be true and asking for verification (where they got that info) makes me a moron, fruitcake, b8tch, etc. Thanks for the pasted in caselaw. Also thanks for the little lecture at the end. I ignored it, much like how most people ignore you (which is why you hang out on an anonymous forum all day!). Sorry, had to keep my b8tch rep intact. I still haven't gotten any answers as to whether multifamily homes include the basement into their taxable living space. IT seems strange to me that you wouldn't be taxed on that square footage, but maybe the trick is you're taxed on the income it generates so they don't tax the space? I am calling someone in DC government. All the links etc have been for single family homes. Which... not helpful. Not even for a moron. I'd appreciate a link showing that SFH and MFD are taxed under the same rules, but I'm thinking not. I really appreciate the people who were pep talking me "your home seems great! don't be mad!' You guys are awesome. IT is an awesome house, and maybe I'm stressing over nothing. But then again, what can you expect from a moron, fruitcake, honey/sweetheart? I am getting the appraisal today and will definitely check out the square footage. By the way, snaps to the people who can calculate square footage using their eyes! IT seems calculating it is more than just measuring the house, but some people are able to do it just by looking at an open house. Something tells me you should go into appraisals. OR real estate. Not hanging out in anonymous forums calling people b8tches. And I called my agent and asked him to send out some independent person to measure the house. Also thanks to the gem who gave me a lawyer's name (like I requested in the beginning!). I'm going to call him once the appraisal/measurements are done. Thanks guys! It was real. |

| OP, this should be a lesson learned. Don't post on DCUM unless you've got full on spar gear ready. With that said, I think you've been given fair info. You sound determined to go legal. Putting your money towards an addition would be money better spent than paying an attorney. But, I'm just a fellow DCUMer, so what do I know.... |

The OP is a fruitcake. What has changed from the first time you viewed the property to now? Nothing, it is still the same house. You are arguing over a 1000 square feet, that's a lot of square feet and it is hard to imagine how you could have missed this difference... |
+1 It looks like a beautiful house, OP. At the end of the day, if it meets your needs and you paid fair market value (which IMO you did if you won a bidding war), then you just move on and just enjoy your new home. Do you really want to spend this much negative energy on this when you could be planning out the reno and putting some love into the house? ps Please post some "before/after" interior pics - the listing only had an exterior photo. |

My point prior is it doesnt make any difference how taxable living space is calculated by the taxing authority as in the listing it says "sq feet", not "taxable living space". You assume they need to be the same number but they dont. |

Nevermind. Found the interior photos. Looks great. I assumed a big reno since it is "as is". Why are they selling "as is" - I'd be more worried about that. Structural issues? |
