I think it’s been a combination of reps, with some genuine conversations. This one is pretty funny though.
I chimed in a few weeks ago, I think. We bought a Toll Brothers house and just want to stress again that you need to be prepared to fight to get anything you need to get fixed before closing. We HAD to move into our home on the closing date and trying to get them to fix anything after has been like pulling teeth. Same experience our neighbors have had. This is our second new construction home and while I wouldn’t necessarily warn buyers away, the overall poor customer service both before (and certainly after) made the process much less enjoyable than it should have been. Maybe they were too occupied posting here, haha. So, anyways, just be prepared to be an extremely strong advocate for yourself throughout and have thick skin. |
What kind of things did you need fixed or what issues would you suggest looking for? |
For us, it was just insisting on the pre-close checklist to be completed before closing. Don’t let them say they’ll fix it later. In reality, they did eventually get around to fixing things, but I’m glad we had some hard stops like cracks and counter issues that we insisted on having fixed before closing. Other things like reversed hot/cold from faucets they fixed after closing, but it took a month or two. Overall, we’re very happy…just took a while to get to that point. |
The economy is nit going to “rebound”. What we saw was artificial inflation of the economy when stock prices and home prices were soaring. That will never happen again. The home prices have barely dropped and this community still has to drop another few hundred thousand off the prices for the home to be anywhere near worth it. |

If your dream was to live in a new build in Darnestown, I am pretty sure you can find that opportunity without buying a Toll house. |
+1 That said, our house had so many cosmetic issues it was exhausting. Uneven baseboards, deep gashes in a ton of the window casings. Visible patch jobs through the paint. We just kept discovering them after we closed--which we had to do, couldn't delay for a variety of reasons. Our house's systems work fine (so far), so thats the main thing, but this is our second new build (this one at a much higher price point) and it was an irritating process. Unfortunately, they went radio silent on the one outstanding, semi-major issue. I am still fighting that battle despite having emails from them promising to fix it. My favorite tactic of theirs to delay taking care of a relatively expensive problem is to have the contractors show up at 8am without warning/scheduling and then "accommodating us" by offering to actually schedule an appointment. And theeeen crickets. Just know they are a PIA company to deal with. |
