I like your choice. The extra bedroom, elevator and access to roof are worth it. Also has lower monthly fee.

Just to chime in, a walk up with a baby is a terrible idea if it's not a necessity. We live in a two story duplex and our kid is a dare devil - we barely trusted her on the stair until she was 3 - I can't imagine if we had a huge 3 story stairwell for her to damage herself on.

+1 Your choice also has more kitchen cabinets. I would either go with that one or the cheapest one.

I don't the idea of a rooftop deck with young kids. Your first choice is nice but I would be so worried. I would go with the cheaper option. It has less cabinet space, but it's very nice.

OP, I am from Chicago but no longer live there. I came back to visit friends and was surprised that Lincoln Square/Ravenswood was the place to be now. It's crazy how expensive it is now. My friend said they couldn't find a house in that neighborhood that was renovated for under $1 million. I think either of your options are a steal. I know so many people in Chicago love rooftop decks. I would go with any go those options.

We were on floors 2 and 3 of a townhouse in Lincoln Park when our kids were 1 and 3. We also had 2 dogs. Longest year of my life. I didn’t look at your links, so I don’t know what your parking situation is. We had a detached garage, and then indoor stairs once we were inside the building. Grocery shopping was a nightmare, especially in winter. Crossing the icy sidewalk, carrying the baby and All the Groceries so I could get it done in one trip... Awful. No way would I go fir a third floor walkup with a baby on the way.

I stand corrected. Her first choice has attached parking but the other condo looks like it's street parking.

OP, if you do walk up stairs be prepared to:

- never want to leave your house
- order all of your groceries via amazon. Pea pod, door dash, etc
- have a hard tome selling later. No one likes stairs that’s why the price is so low.

+1. Op, what is your budget? I personally would go with the most expensive one. It sounds like a lot but it's a nice area and worth the convenience. You will have a harder time trying to resell a walk-up. There is a reason that the owners bought your top choice at $615k and are now selling it at $770k. People will pay for the convenience of an elevator, attached heated parking, and a rooftop deck for entertaining.
