Yes, absolutely - ask for a rebate! I did most of the work, (attended open houses, created list of homes I wanted to see) and the discount realtor opened doors and handled the paperwork - I was able to get 2% back on $1mil+ home. Good luck, OP!

OP if you are savvy enough to post on an anonymous forum you are smart enough to google it. There are plenty of info out there about agents giving back rebates that are the norm these days. Sites like Zillow and Redfin are the way to go now

Sounds like you used Glass House quite a long time ago before he built up business to where it made it difficult for him to communicate in a timely manner.

OP enlisted an agent's services for some period of time and now wants to change the compensation arrangement mid-stream. No harm in asking for a rebate, but that should have been done at the outset.

Actually "at this point" our agreement has expired. So we could part ways if I chose to do that. I want to write-up and sign a new agreement with him, but this time I'm considering asking for a rebate. He still will get a substantial commission out of the deal.

NP here. It's not small if you're spending 1-2m. Clearly buyer had no knowledge of that negotiating power. And buying/selling is a business, not a friendship. If an agent isn't willing to negotiate with me on this, then there are 10 billion other people to talk to who'll be happy for my business. The only way I wouldn't negotiate this is if my agent was a massive super star who was responsive, knows their shit inside and out, and I know he/she will save me that rebate $ during negotiations anyway.

I dont know who you are, but you are not very bright. At the end of the contract, both parties are free to re-negotiate.

Every time my contract with the cable company or security company ends they are increasing prices on me does that mean I can bitch and moan like you? Is that "moving the goal" post according to you?

OP is willing to work with the same realtor rather than shop around for another one who will give him a rebate. What if the tables had turned and if the agent had demanded more for retaining his services.. would you have called him a scumbag?

The fact that you would bad mouth about the OP speaks volumes to your character.

OP found her own listings. She did open houses and arranged showings. All within that six months, I seriously doubt her agent showed up for dozens and dozens of listings. If that agent was amazing, I doubt OP would have questioned the arrangement.

We used Paul Thistle at take two realty. We got 2 percent back and he did a good job of getting us into houses quickly, fwiw.
