Rockville Living - Neighborhood by Beall Elementary

I go from Rockville to Union Station. Door to door (including short walk to office) is just under an hour..depending on train wait time too.

New Mark Commonds is another great neighborhood to look at. Slightly further from town center (it is just a mile) but great community feel with town houses and single family houses. Private pool, club house, tennis and basketball courts.

New Mark Commons is a great community..with an unfortunate dated look.

I love the area and have heard good things about the schools but we live in Silver Spring/Kensington now so am concerned about increasing my commute (red line--Gallery Place).

Rockville metro to DuPont takes me 30 mins. I walk to metro though so door to door it all takes me an hour. Would probably take about the same if I drove and parked from a nearby neighborhood.

I agree on this commute time but I have a little further to go. I commute to Metro Center from West End and it's about 70-75 minutes each way. Gallery Place is even further.

Thank you to everyone for their input. It's been very helpful to us.

Can anyone speak to the safety of the West End Neighborhood and/or the area around the Rockville Town Center?

Thank you again!

Is it crime free? No.. I am an earlier poster who lives near by. I regularly walk outside after dark and see tons of dog walkers etc and feel completely safe. But..I also lock my car and house religiously. We have incidents at times. I think there were some delivery boxes taken from doorways recently, items taken from cars. There have been a few break ins but that are very atypical and get lots of chatter.

+1. I live in West End and agree. I feel safe but also lock my car and home, and try not to leave valuables in my car overnight (esp if it's parked on the street). Most of the homes in the neighborhood do not have garages, so this means that cars that are left unlocked are more vulnerable here than in a neighborhood of garages. That said, the incidents are rare enough that it still causes discussion among neighbors when something does happen.

I live in West End and routinely walk to town square. It is an awesome place to live. The school is excellent, my neighbors are great, and the city of Rockville services are AMAZING.

In terms or real estate, you will find a VERY wide array of housing. Million dollar expansive houses next door to really run-down ramblers. I like it because it creates diversity. But just know that you will not find any four houses in a row that look like they belong to the same era of HHI.

This one recently went on the market, just on the border of West End and Woodley Gardens. It is walkable to town square and zoned for Beall:

Thank you for the responses regarding safety and thank you to the last person who posted with listing for the home. We will go check it out this weekend. West End sounds like a great neighborhood and we are excited about the potential of moving there. I can't thank everyone who responded enough. Very helpful to us!

House linked above is on a busy (ish) street just so you know...I pass it all the time and it does look very nice on the outside.

What I don't like about West End is there are no sidewalks in most areas and you have to walk/bike on the streets. Also, there are hardly any houses with garages so there are many cars on the streets. If you live on one of the streets that runs parallel to 28, you get traffic driving thru during rush hours when it is backed up. There are also businesses, churches, and preschools that there overflow backs into the streets. When it snows, they are tough roads to plow.

Also, the schools are severely overcrowded and there is another elementary school projected to open up in 2018/19. This will affect some Beall neighborhoods and you may have to move schools. This is the same for College Gardens.

The Town Center is okay. We joke it is the worst town center for food. More bars and international dining. Not a lot of healthy options for kids. But the library is great. The City of Rockville has great activities year round and has wonderful services.

The schools are very diverse which is a positive but the middle school is kinda rough. There were a good amount of fights, two pregnancies in 8th grade last year, bullying etc... Not horrible but not a great middle school.

RM is average. The IB program brings the level up a few notches but there is a good amount of lower SES kids and hispanics in the school. They don't seem to have the gang issues that Rockville and Gaithersburg High has been seeing. No major violence besides some fights. Nice new school, starting to get overcrowded. Already looking to add an addition but they are in a tight location.

Rose Hill is a good neighborhood also in walking distance to the town center. We also really like some of the College Gardens neighborhoods. They have sidewalks, more/better playgrounds, walking distance to a few stores/ice cream. Most of the homes have garages. Some places aren't true walking distance to the Town Center though but easy biking distance. Rockville does have great biking paths.

Where are there no sidewalks in West End? I live here and there are sidewalks everywhere, it's one of the things I love about it. Also, walking distance to Woodley Garden park which is wonderful (check it out when you visit, OP), with a shopping center across the street with several little restaurants, Italian ice/custard, local vet, dry cleaners...wonderful in the summer to walk to the park with the kids and then stop in for pizza, custard, coffee, etc. Also walking distance to two pools (one city and one private), and easy access to I-270 and the conveniences on the other side of 270 (Falls Groce shopping center, Rio Washingtonian, etc). So much at your fingertips or within 10 minute drive here.

Did you not read the whole post? She is asking about Beall neighborhoods and you are posting about Woodley Gardens. I posted about that in my last paragraph as another place to look. But there are many roads in the Beall neighborhood closer to the Town Center and Beall ES that don't have sidewalks at all, or only sidewalks on one side.

22:46, you are loathsome and your post is racist, snobby and simply idiotic.
