Air bnb/ rent out a bedroom, food stamps for food, sell old stuff on craigslist (strollers, crib, stuff in attic, ergo, etc), get an ad on sitter city/ care.com.

OP here. This is what we will do if we cant get something going soon. only problem, our credit is now screwed up pretty bad. Worried about who is going to rent us property with our credit. But i have definitely been looking already

Also, the house is from first marriage. Ex would run up bills, we'd refi, roll all together, take money out for a new roof or whatever was needed, and so it went on. When he walked out on me in 96, we owed on a home equity loan together and he quit paying on it, and it got rolled into the home mortgage when I had to refi to get his name off the loan. Sad I have been in the house 30 years and maxed out on this. We owe roughly $280,000 on the house now, and the mortgage company says the house is valued at $350,000 which I do not see happening. Can walk out with some money but wont be much IF we can sell it for that.

we tried renting out a room, granted it was a friend. It just did NOT work out at all. The house is small, if i had a basement with separate entrance and bathroom might work, but we have 3br, 1ba and 860 sq ft.

OP you need to take your questions to a HUD-certified housing counseling agency. These are nonprofits certified by the US Dept of Housing and Urban Development and advising folks like you is WHAT THEY DO. if you are in DC, Housing Counseling Services is one and they run a weekly foreclosure clinic. It's not a scam they don't ask for or get money from you. It's a nonprofit resource to help folks like you try to sort out these complex questions. You need real help from someone looking at your specifics who knows the available assistance programs (not sure there will be any, but these HUD-certified agencies are the ones who will know).

I have read and hopefully will touch on the basics.

I sell on Ebay, Craigslist and other venues as much as I can. I am on several ebay groups on facebook that have people on there who do say ebay IS their living/job. I have a bunch of stuff here because when DH was working and I was working fulltime and all was well I started doing the thrifting thing they teach you to do in order to flip and sell higher. SO that is THE one thing I have been doing. While i havent been able to reach high ranks of money making, I know I can step it up to hopefully make enough to get us going and help us get out of this rut.

I refuse to let them foreclose or do a short sale, going to be talking to someone about selling the house and see what we can find to rent. Problem is no co-signor so not sure how this is going to work getting into a house or even apartment. I would LOVE to move and get this load off my shoulders. Just cant afford this anymore and I am losing a battle.

Re: Bankruptcy, been there, done that almost 5 years ago. We were just working on getting our credit back in repair, knowing in a couple years this would hopefully not affect us, when the bottom fell out. The couple credit cards we applied for to help us rebuild our credit, i am still paying on a few (one because it is highest and I KNOW they will haul me into court so 0 interest and no other charges/late fees/etc until it is paid in full OR if we come into money they say I can call and ask for a payoff settlement. Acct is closed). I have some I just cant pay on so I have had to let them go.

Re: Childcare. It has been my living for years however the last 3-4 years it has been mediocre at best. Nobody wants inhome is seems. everyone wants centers, nannies. tough competition. My plan was to go back to school this fall for CNA certification so I could get out of the childcare business and go into a nursing home or even private care. however now with the situation we are in, that plan got squashed. The dream remains with me to do just that as soon as I can.

i will look more into that. The mortgage company gives me the HUD number everytime i call and i have called and talked to them. but the only thing they said after hearing our numbers was tell us to sell. Even though I said look, I am not wanting to lose the house if possible. of course we didnt expect DH to be out of a job this long

I will look into the food stamps. Also, I have visited a food pantry for the basics which has been helping some. I have been selling everything on craigslist, ebay and selling groups and I have had an ad on sitter city and care.com with very little if any response over the years.

watch out trying to get a modification. They'll sell your loan to loan sharks for half the loan value and the new bank will foreclose. SELL!

Something similar happened to me. Sent bunch of paperwork for months and months and they even filed to send me a letter denying modification. Received that letter months later apologizing that they forgot to tell me that I was denied and should pay up.
I was able to borrow money from relatives to pay up and get out of foreclosure. forget the refinancing/ modification/ hardship unless you have a lawyer do it. It's endless useless phone calls if you do it.
Please check craigslist and get a job as a hostess/ waitress. We are constantly hiring. Can't find people to work for $11 (hostess), $15-$30 an hour (waiters). I'm home with a baby, but go to work at night and on weekends when my DH is at home.
