Recommend your mortgage broker

By much better, I mean half a point. We are talking rates here - realized it sounds like I got something like 3%, which I did not.

Graham Setliff with First Savings beat every other quote we got when we purchased our home this past fall. He has a reputation of being very competitive- I would highly recommend at least checking in with him.

Peggy Shiei, Lion Bank, and Deb Levy, Eagle Bank. First Savings mortgage also gets great reviews. Stay away from big banks, as they are too slow for this market. Same for online services, as it may be difficult for the seller's realtor to get ahold of someone to vouch for you. Same for FHA, as their loans are seen as involving too much red tape. It is a seller's market. Sellers want, and can choose, the easiest, quickest, most surefire deal. That's why, whoever you choose, you are dealing with a local bank or mortgage firm, with a responsive broker.

Seller can kiss it. I put in my offer with a mortgage broker and then shop around and get the best rate. As long as I close on time it's none of their business who I finance with.

Agree - very good for refi, but i wouldn't use for 1st time home purchase.

I recommend Marc Aymard at First Home Mortgage - very responsive, super professional, and goes the extra mile to get the deal done (e.g., will call Seller agent to vouch for strength of financing package, for us, came down on rates when we found a lower rate elsewhere, responds to emails/phone calls evenings and weekends, if need be).

He is local, is responsive, got me the best loan and was willing to lock me in at a lower rate after I locked in my rate. Plus, he played football for the Hokies.
