| Fairfax City/Truro, perhaps? Maybe something in Dunn Loring that's walkable to the W&OD trail and the new development at Mosaic. (to be clear, I'm not the Mosaic District booster, though I did live in Merrifield for 12 years.) If you could find anything in Mantua, that's got a nice community feel too, and you're close to two metros. |
| There are some SFHs under 600K just outside of town limits, by the W&OD trail, but still with a Vienna address. Look between Cedar and Gallows. Zoned for Marshall though, so if you are dead set on Madison, they won't work. |

No one has said it, because it doesn't make sense with a $650K budget. OP can't afford a new house in PH, yet can afford something better than the typical 1950s PH house. |
| Why not live in Alexandria, to the south, near GW Parkway, in Waynewood or Stratford or something? Nice, family friendly neighborhoods, decent elementary schools, and close to the river for recreation. |

Oakton is lovely. Oakton elementary is great. Fairfax City is a wonderful small town.
Burke is too far. But it does have a nice farmer's market. - recent home shopper. |
I live in PH and I actually agree with this. OP's budget exceeds a typical modest PH remodel (original house plus a modest addition, usually around 550K and does not cover either a major remodel (750K) or a new build.) Plus, as much as our location rocks, it does not rock for commute to Alexandria. There's no good way to get there from PH other than hitting the Beltway. |
