Most home for money in Silver Spring - where?

Anonymous
How about along Rt. 29 (Colesville Rd/Columbia Pike) further north of Four Corners? You get a lot for your money and the houses are newer so there are no "ugly" colonial or cape cod add-ons. Some of the neighborhoods are Burnt Mills, White Oak, Colesville, Burtonsville. There is an exit for the ICC on Rt. 29 around Bel Pre Rd, although it's not open yet. And then 495 is down in Four Corners.

I love Woodside (I live in Woodside Park), but you do not get the "most home for the money" in the Woodside neighborhoods. On the contrary, you pay for the location, so space in these neighborhoods is expensive.

I would look in Kemp Mill and up Rte. 29 e.g. Burnt Mills, Dumont Oaks, etc.

What schools are you zoned for? My understanding is that many families in the big houses in Kemp Mill go private or Yeshiva.

We're zoned for Kemp Mill Elementary, E Brook Lee Middle and not sure about the high school. We'll be sending our kids to private school though.

You can get relatively new colonials (built in the last 5-8 years) in Cross Creek. It is a golf club community just east of MD-29 and Briggs Cheney and very close to the ICC and will be very convenient when they open the interchange that is within 1 mile of the neighborhood. Technically, it is Beltsville, but most of the neighboring communities are in Silver Spring. Try searching for 20705. There are some very nice homes there that will meet your criteria.

Some of Cross Creek is in PG County though, so if you want MCPS, you need to pay close attention to the addresses.

The further out you go in SS the more you get for your money. Dumont Oaks is just north or Four Corners on 29. They are colonials from the 1980's but I didn't see any on sale when I looked the other day. What about Tanglewood? Cloverly? Calverton?

I would just go to realtor.com and homesdatabase.com and find houses you like (size and distance) and then find out which schools the houses go to and cross reference against the mcps website on schools and read about the elem, middle and high schools that they are zoned for.

There are a lot of nice big houses in Kemp Mill, but everyone goes to private or religious school and the only ones who go to the local schools are those who cannot afford the private tuition.

looks like the most desirable neighborhoods have the least inventory right now.

That supply and demand thing strikes again...

Not really. In the spring, you also have more buyers in the market. The more desirable neighborhoods will have multiple buyers and offers and the competition will make the prices higher. Many of the buyers out there want the same things and want to buy in the more desirable neighborhoods. So, the "deals" are likely to be in the medium to less desirable neighborhoods. So, either you are willing to pay more than the competition or compromise somewhere else.

lucky for me, I'm not in a time crunch and can patiently wait and not compromise. I'm sure something will become available, not worried about it.
