What do you think Arlington 22207 $1.65M

I do like it, but it looks like they renovated the charm out.

+1 horrible location

It's not a horrible location in the sense that it's centrally located Ballston that's walkable to the Metro (20 mins, anyway) or a quick hop onto 66 and is big enough for a family with a couple of kids. There's also a yard and a park not too far away, but you'd have to cross Glebe to get there. It's close-in suburb living. What confounds me a little more is all the grey (isn't millennial grey out out out?)

It's not for me, leaving that driveway sure would suck during rush hour, and I think that's too much money to live right on Glebe, but I suspect it'll make some family happy once they paint most of the walls.

A door was painted. Apparently OP thinks this calls for a reevaluation of the property.

I think the front facade is super cute! Do I think it's worth $1.6M? No. But I'm not a realtor. I find it charming compared to all the monstrous new build barn styles.

But I bet it'll sell. Just give it a few weeks.

I don’t think the gray (although hideous) or the style is the problem. It’s Glebe. Houses on other busy streets (George Mason, Military Road, etc.) are also sitting.

People want a deal to live on a busy, double yellow stripe road.

That driveway is absolutely awful! Beyond the hideousness I can only see sprained ankles and scraped cars. Take that dumb 1.5-step overly narrow meaningless walkway staircase out along with all the other inexplicable ledges and put in a proper driveway

Well they lowered the price $50k. I agree the driveway setup is nuts. They should make the steppy steps sidewalk a slope and get rid of the tire damaging curbs.

BS. Living on a busy road is terrifying with kids. It’s a good way to lose a kid, turn around for a second and they are plowed over at 40 mph one foot from driveway.

Its only real value is for a group home for some young drivers who uber everywhere.

Yep. Location is a non starter. A night mare with little kids.

Its basically like living on a highway. you can get all the benefits of close in suburb living around the corner on a much quieter street. THere's a huge discount for lots on busy roads for that reason. You can't even let your kids play in the yard.

Not to mention the neighbors walls and shrubbery obscure oncoming traffic from glebe, as you try to drive out of your stone driveway tunnel.

I don't understand the driveway curb/steps thing.

Putting aside the complete non-starter of a location for anyone with kids, the inside is horribly depressing. The exterior is cute and charming. The black fire place is hideous and the gray walls are very dated. The cheesy staged furniture looks like the showroom from Value City Furniture in 2006.

When they flipped it, they should have matched the vinyl in the basement to the hardwood upstairs.

6 bedrooms makes it perfect for a group house, which is the only age range this location and that driveway make sense for (can you imagine an elderly drive trying to back out?)

It needs a circular driveway. Any chance that could be permitted?
