Op here. Thank you for the responses. Tracks with what I was expecting - 25-50k.
To the poster who provided price breakdowns- The shower niche is a double niche - one on top of the other. Made of 2x4s, durock, waterproofing, tile and not a plug and play one. You would never suspect the vanity Is from Home Depot as it’s not sold in the store and I was able to cross reference it to a high end seller. Same factory, same materials. And I’m fine with kohler or even moen along with an acrylic tub. Claw foot is certainly not our style. |
Tell us you didn't even look at the link from the pp w/o telling us. |
|
OP can you share the vanity?
Also, when you calculate all the materials (shower, toilet, vanity, etc.) I would think you can easily get to 10K+++ if going even low to modest end. Kohler is actually fairly pricey. |
Well, the vanity shown is super ugly, so why would OP even want to look at anything else they sell? |
| I say 30K all in but better get your supplies now. |
NP. I clicked on it. Not even for free would I want any of them. |
LMAO. Reminds me of this meme. "The furniture my grandparent's left me and the furniture I am leaving my kids" |
|
NP here. Anyone have a contractor to recommend? We're in Annandale.
(And yes, we are going through checkbook.org reviews.) |

Op following up on this thread. After meeting with a a couple contractors and a lack of responsiveness and/or timeliness, or quotes for comparable work that were so different we went tackled this ourselves.

I'm kind of surprised your materials were that much.
What kind of quotes were you receiving? Assuming you did good work, you must be quite skilled to do everything and plumbing work that was quoted at 8k. |
Well, they probably don’t get the contractor discount, so that would make materials a bit higher. |
Interesting - I was thinking that looked about right, except the screaming deal on the 48" vanity. |
| We usually pay about 40k per bathroom but ours are also larger. |
|
Op. Bathroom quotes were 32, 37, and 45. Minor differences between them. Separate plumbing quotes were 4,7, and 8. 4 was a licensed master plumber while 8 was a handyman recommendation. Something was off because the master plumbers quote was very generic which I interpreted to mean disagreements on scope of work would arise. Didn’t even ask for detailed quote at that point. It was as straight forward of a job as could be.
On the price front they pretty accurate. I did things to a higher standard. I think. Tub wasn’t a 499 off the shelf. Subfloor was two layers (23/32 plus 1/4) so that combined with thinset then schluter then thinset and tile it all matched level to the threshold and wood floor. I did get a big box orange store discount on some things as I know a guy but most of the time I don’t use it as I either forget or things like wood, durock, or electrical don’t get much, if any discount. Behr paint and supplies are about 20%off though. I don’t have a hookup on tile or schluter. |
| Well done, OP. Prices in this area are nuts. |
