Bathroom Remodel - Expected Cost

Starting to get quotes. What would you expect to pay a contractor for this work…

Fairfax County

8x7 bathroom

Full gut and remodel - demo then all new: drywall (except ceiling), subfloor, minor framing support, electrical, fan, 5 recessed lights along with new vanity light, and all new plumbing. Durock tub/shower area along with custom two level 40x15 niche with two tiers.

New: Single Home Depot vanity 48inches, kohler toilet and all faucets along with fiberglass soaking tub. Also, new paint and baseboard moldings and quarter round.

Tile is higher end marble 4x12 pieces in the tub/shower and floor is standard porcelain/ceramic

Others: Schluter heated floor and thermostat. Frameless tub/shower doors.

$40K+ - that is a lot of labor, and supplies.

We were quoted 20k and 25k for similar size and scope (two baths, so that's one at 20 and the other at 25) and after some framing repair, higher end choices than the allowances, a little additional wall tiling, and a small area of asbestos tile removal we came in at 74K total.

That would be all in. I paid around $13k all in for a similar scope (except the heated floors) quite a while ago.

Also, I’d like to advise you against using marble tiles, but you’ve probably already been warned.

I know Toto is good for toilets. What are the better brands for faucets and shower fixtures?


I recommended a faucet from this site to someone else in a thread. I have no experience with this website/business, but just use it as a reference for higher end milled/machined faucets compared to cast parts. You will feel the difference when you get into the higher end stuff. It is made to last and be user repairable if they ever need washers, parts, etc.

I did a hall bathroom of 5x7 pull and replace in our 1960s house earlier this year. Was $19,500 all in.

Panorama remodeling in Vienna. Picked them through Google reviews. They were great.

When I did a similar bathroom but in 2014, it was $12k. So only get price references for someone whose done the work recently or at least after covid.

$25-$30k but depends on how much tile needs to be removed and how much damage is done to the walls. Why home depot vanity? If you are doing to do that that work, get something that's at least not particle board.

Not OP, but that is a very unattractive vanity-maybe one of the most unattractive I’ve ever seen.
