LIKE, OMG, WOULD’T IT BE BE GREAT IF WE HAD A LITTLE COFFE SHOP IN THE NEIGHBORHOOD?

OR A BIKE SHOP?

It’s the next step in the evolution of urbanizing the suburbs. All of these little projects are Trojan horses.

Oh please. Get a life.

A coffee shop in my neighborhood is not something to fear. Geez.

Don’t believe me? Take a look at the Brookville pharmacy in Chevy Chase and tell me how that has ruined the neighborhood. Be specific. What are you afraid of?

That’s is not at all what anyone is talking about. That appears to be a commercial space.

Was it build by right? What was the review process? What’s it zoned for? What prevents the next one from being a tattoo shop or vape shop or a phone check cashing store?

Now they won’t even have to supply parking within so many feet in residential areas. Can’t wait for the vape shop dudes to park on in front of my house. How vibrant it will be.

Damn you Poe's Law.

Jawando, the dope who lives on 3 acres in scenic Olney. I guess he wants to rent out his pool to people for a second income? I hope a decent candidate runs against him in the next election. He needs to be gone.

An empty commercial building next to my house was opened as a coffee shop, which now has morphed into a hard-alcohol restaurant with outdoor seating. Fo starters, garbage and glass recycling trucks come at 4 am because they try to beat traffic, noise ordinance be damned. Yeah, it's fun having to adjudicate these issues with the bar-restaurant. Then there are rats from the commercial property. There have been drunk fights at closing time in the back parking lot. Customers throw trash over the fence.

Nothing to fear. Right. Geez.

Similar issue for me. It sounds nice in theory to have certain types of businesses open nearby, and they'll do everything they can to tell you what great neighbors they'll be -- BUT then when they're not making as much money as they hoped, their business plans will change, they won't give one iota about your opinion, and good luck getting any jurisdiction to take noise issues seriously. OP is right to be concerned, and I would do everything possible to block whatever the neighbor is trying to do.

You live in DC. Historically, DC has always had mixed use, commercial and residential.

Although I, personally, might start by talking to the neighbor.

We are trying but the neighbor is basically an absentee landlord — I’ve lived here 15 years and never met them. They’ve rented the house out periodically.

Is the neighbor who got the commercial permit the tenant? If they are renting the house there might be a clause in the lease that the tenant should not cause disruption to the quiet enjoyment of others.

Doggie shampoos?

If the fans are for venting I'd be more worried about toxins tbh.

We’ve tried to have him arrested for having guns and have tried to file ex-parte orders against him and his potential customers to keep them 500 ft away from our property, but we have been unsuccessful in all of our efforts so far.

I wish we’d known about his “home based business” before we moved in. Ugh.

He probably handles the weapons safer than 99.9% of the people. So nice of you to try to sue someone so they can't make a living.

And his clients? And the criminals who might want to steal a pile of guns?

DC is a Federal district. It's the residents who are using the land I appropriately.

Do you know a lot of people stealing cars from repair shops? You steal from the dealership because you want a car that works.
