MoCo neighbor got commercial permit?

Anonymous
We just found out a neighbor got a permit to run a commercial business out of their house that is gojng to require loud noisy fans. We’re in a residential neighborhood although I guess there are some neighbors that run things like dentist offices out of their homes.

I didn’t see any notice posted on the house or opportunities for neighbors to object. Anything we can do?

You can call in noise complaints. https://www.montgomerycountymd.gov/DEP/property-care/noise/

Although I, personally, might start by talking to the neighbor.

Call MCDPS and ask for more info. Mention you're a homeowner. They're prety nice there to owners (to contractors.. different story)

Well, I’m sure that if they get the attainable housing through we will get more of that’s.

LIKE, OMG, WOULD’T IT BE BE GREAT IF WE HAD A LITTLE COFFE SHOP IN THE NEIGHBORHOOD?

OR A BIKE SHOP?

It’s the next step in the evolution of urbanizing the suburbs. All of these little projects are Trojan horses.

We are trying but the neighbor is basically an absentee landlord — I’ve lived here 15 years and never met them. They’ve rented the house out periodically.

Does your neighborhood have an HOA or covenants?

Oh please. Get a life.

A coffee shop in my neighborhood is not something to fear. Geez.

Don’t believe me? Take a look at the Brookville pharmacy in Chevy Chase and tell me how that has ruined the neighborhood. Be specific. What are you afraid of?

Could be worse. There’s a man across the street from our home who runs a gun repair business out his his home.

We’ve tried to have him arrested for having guns and have tried to file ex-parte orders against him and his potential customers to keep them 500 ft away from our property, but we have been unsuccessful in all of our efforts so far.

I wish we’d known about his “home based business” before we moved in. Ugh.

He probably handles the weapons safer than 99.9% of the people. So nice of you to try to sue someone so they can't make a living.

What business uses loud fans? That you can hear between houses. That would annoy me!

Maybe it's a mini data center.

(I'm joking.)

The attainable housing strategy will allow mixed use by right within a mile of transit. It’s just one of the fun surprises that arise when the state and county don’t coordinate land use policy with each other before making laws.

I don't know if that's true, but if it is true - I support it.

As far as I know, OP does not object to living next door to a commercial use. OP objects to living next door to loud fans.

Was it build by right? What was the review process? What’s it zoned for? What prevents the next one from being a tattoo shop or vape shop or a phone check cashing store?

Now they won’t even have to supply parking within so many feet in residential areas. Can’t wait for the vape shop dudes to park on in front of my house. How vibrant it will be.
