Everyone should send this link to the county council and pertinent county agencies. It should be the center of a social media campaign against the proposal.

And don’t let them try to counter with points about housing the elderly or disabled. There are far better housing models for those populations.

This is the house in 20906 that is emblematic of what quadrupling up looks like—and it’s already happening in SS. It’s not good.

That neighborhood has shifted dramatically and the schools are suffering. Even more established immigrants are an abandoning the area and heading up county. Why? Because they had reasons why they left their country and their goal was to live among affluent white Americans—and send their kids to schools with affluent Americans. I know this because I work among this community of people and you can see the uptick in families moving to farther flung areas that are less diverse precisely for these reasons.

Did you even look at the photos of that trash heap? Good God, how much trash does a single hell hole like that produce per week and leave out? They will generate so much garbage they'll start attracting tons of rodents to the neighborhood. What an absolute nightmare to live next to.

And you now they'll have 200 cars parked everywhere in the street with that many people stuffed into a home.

How in the heck can you have that many ovens etc. in a home and that many people jam packed into that kind of space and not have all sorts of safety and fire hazards?

Yup, that house shows exactly how equity turns out - things never get better, they just all get equally worse and everything declines until their gutter trash. What a disaster.

I'm wonder if this spurs a local backlash to incorporate currently unincorporated census designated places (eg, Bethesda).

You’re right they should be blasted all over social media and if anybody is paying attention that has this kind of a platform, you should.

Bethesda should incorporate quickly. What's the rules for incorporation?

From the County's own report (see page 50):

Municipalities with their own zoning authority (Brookeville, Poolesville, Laytonsville, Rockville, Barnesville, Gaithersburg, and Washington Grove) are not affected by any changes to county zoning.

Under Section 20-509 of the State Land Use Article, other municipalities without their own zoning authority may:
• Regulate only the construction, repair, or remodeling of single-family residential houses or
buildings on land zoned for single-family residential use as it relates to:
o residential parking;
o the location of structures, including setback requirements;
o the dimensions of structures, including height, bulk, massing, and design; and
o lot coverage, including impervious surfaces

Within the scope of this provision, a municipality may have more restrictive conditions under any of these topics. For example, the Town of Chevy Chase generally has more restrictive setbacks and
height requirements than required in the county’s zoning code.

They could change parking, setback and lot coverage requirements to make multi-unit pretty much uneconomical for developers. That's within the state law.

Md. Code, Land Use § 20-509 only applies to land zoned for single-family residential use. But the proposed zoning changes would allow additional residential land use, so the land would no longer be zoned for single-family residential use.

Chevy chase will basically lose all of their authority to regulate development. If single family zoning is eliminated CC will no longer be able to create setback requirements that differ from MOCO standards.

The "bigots" account for a significant share of county funding and they will not tolerate poorly planned zoning policies that raise taxes while defunding local government services. Good luck funding anything when these rich people you hate move to Virginia or Florida.
