I'm one of the western PWC posters.
I think the contingency for sale of your own current home is going to be a deal breaker out here. Things are moving really fast- under contract in just a day or two at most.
Your budget will probably get you a TH in the Battlefield, Gainesville, or Patriot High school zones. I don't think a SFH will be possible.

My kids are in the Woodgrove High pyramid and it is one of the best school pyramids in Loudoun. Lots of historical neighborhoods (Waterford!), great community (few kids get in trouble at Harmony, most kids are in honors), ECs offered are amazing (great theater and choral program, amazing girls basketball). Highly recommend.

The Ashburn area is also good.

Stay away from Tuscarora/Leesburg schools and Dominion/Sterling schools. Lots of fights, SA, vaping, etc. And stay far away from Park View and its overdoses

Isn’t Loudoun County High School a solid school pyramid right near the charming part of Leesburg. Neighbors previously lived outside of Leesburg, and their kids attended schools all the way through high school. They spoke highly of the schools in terms of academics. The high school itself does have a beautiful historic building.

I'm a pp, but not the OP

The ones on Reidhall and Crackling Fire are zoned for Gainesville High School. The boundaries changed in fall 2021 with the opening of GHS
The Dennis Ct. one is zoned for Patriot.
