Yeah what would be your range for affordable? We're in Western Loudoun (Woodgrove High School pyramid) and we love it, so many great school-based EC's, fantastic class options, you might want to look at Round Hill for housing

You can find that in Ashburn. We are in the Broad Run HS pyramid (Ashburn Village) and have been very happy here.

I'm in western PWC.
One thing that's nice about our school district is that students can transfer to the school of their choice if they are accepted into a "specialty program." Each high school has several specialty programs-for example, Colgan high school is the "Center for fine and performing arts" so if your student wants to go there and participate in fine or performing art, they would need to audition and be accepted into that program.
There are buses for the specialty programs, but the bus stop you are assigned might not be convenient to your house.

I think South Riding is a really nice area for an exurb. The library is amazing. Lots of pools and walking paths to little shopping centers.

Ashburn Village has access to lots of outdoor space with lakes, trails, playgrounds, multiple outdoor pools, and an indoor pool and sports pavilion offering fitness classes, swim lessons and leagues, gym facilities. Nearly all of that included as part of the HOA fee, which is quite low for the benefits received. Walkable to some shopping and neighborhood restaurants. Low crime, quiet community, lots of families.

I'm in Bristow/west of Manassas and like our community a lot.

Bought a 4 bed/3 bath SFH in the Patriot zone for the low $500s in 2020. Value now is in the upper $600s

You can find many nice places and neighborhoods for that in western PW

We are in the Dominion cluster in Loudoun and I honestly don't recommend it. Its a weird combination of rich/striver families showing off their wealth and poor immigrant families not interested in school/not college bound. Not much middle ground (us.) My work colleagues who live in Ashburn seem happier.

Does the violent incident that happened at Patriot a couple months ago cause you any concern?

No. It's a great school, and I've been in many as an educator. All schools have their random things that happen. It's not some back alley of a school where you're getting jumped at any moment just because of an isolated incident. I do think the metal detectors take attention away from supervision elsewhere though. But that is the same in other schools too

OP budget dropped to $650-$725K and offer will have contingency for sale of condo and mortgage or appraisal. So recommendation for areas with home around $650 0r $675K with good school pyramid and can include escalation clause up to $700K or $725K max if appraisal is not a problem.

I don't think you will get into Ashburn in that price range. Far western Loudoun or PWC is a better bet.
