| For gods sake, VA, start expecting some curb appeal for $2 million dollars. The hideous houses here are embarrassing. Demand better. |
|
County site lists owner names unless there's an opt out by request. That is a terrible intersection but the actual house is on .32 acres-not bad. I'm surprised the county allowed that many to be built at that intersection. Hw do they exit and make a left to go to Mclean? Go right and circle on Elizabeth then make the left? In Great Falls it's really annoying when on ither side of Walker you have to make lefts onto Georgetown Pike. so the house is fine but we would avoid those open exterior stairs and major deep window wells. Water. People want new so might skip great houses in Mclean for Langly at far better price points. Mclean-Langley -list 1.65m. |
| The owners are going have to do a lot to make the back/side yard useable. The are going to need a screened porch, patio, and tall fence. I am so glad we built when we did in 2019. We got so much more for 1.8 million in Bethesda. |
There isn't much new construction in Great Falls but if you look at a new development like the Arden development in GF off Route 7, the vast majority of buyers are Asian. |
| It's probably a $2.0M house, not $2.2M as listed. It's telling that Toll Brothers sold out another new development in McLean closer to DC that came on the market after this one (Mehr Farm) and this property is still listed. |
+1. Someone will be able to look past the lot and backing up to that intersection. But I still would guess it goes for $2.0M maybe slightly under. |
Arden is in 22066, but it's not in what people would traditionally consider Great Falls. Buyer in new developments in Great Falls proper (i.e. Rivermont) are not anywhere near 75% Asian. |
At that price? At 7% interest? |
There's no such thing as "Great Falls proper." |
Broadly speaking, it would be west of Towlston. (Except for Arden, most of east of Towlston is considered McLean). Although what most people consider to be Great Falls starts further to the west. The Great Falls zip code covers a large geography. |
You will ALWAYS get more in Bethesda vs McLean. |
I always considered the western most part of Great Falls to basically be Herndon or Sterling! |
Yea but who wants to live in MD and pay the county tax? assuming you can afford bethesda or mclean, you are a high earner and its plain stupid to pay an extra 3% annually for 30 yrs. I moved my butt really quick back to VA. On 500k income, its significant. |
