$2.2M for a home that literally sits in your neighbors back yard!! I would be surprised if this sold for anything above $1.8M

I never thought that lot world be sold, especially since there is talk of expanding the Ball Hill/Old Dominion intersection.

It will be interesting to see how many houses are built catty corner to it on Roger Mudd’s old property.

Is that who used to own a very large plot of land there with maybe one house? I remember looking at it on the bus in the late 80s.

Yikes, terrible lot and pipe stem driveway. It will be interesting to see what someone is willing to pay for this one.

The other houses on that street (same new development) have sold for:

$2.00M (the other house right on top of the Balls Hill/Old Dominion intersection).
$3.35M
$2.61M
$2.44M
$2.33M
$2.37M
$2.33M
$2.98M
$2.04M

So it will probably sell for about $2.0M as well. Asians like the Langley HS district.

It's just a fact. If you look at new developments of single-family houses in McLean and Great Falls, Asian buyers typically are at least 75%. School districts are very important to them, and Langley HS and McLean HS are among the best in the DC region.

This is not true for Great Falls.

Well, you can continue to pretend this new house will get sold for hundreds of thousands less than any other house in the neighborhood, dumb ass.

The photo is being generous with the space — it is not that vast!

I don't hate the house at all.
And I appreciate the people who think that "suburbs 2022" are not the same thing as "suburbs 1982".
This house will get asking price.

Doubt it. It’s basically sitting on top of a busy intersection with traffic jammed with commuters trying to get onto 495 off Georgetown Pike. Lots of car exhaust within a few hundred yards. You can do a lot better for $2.2M elsewhere in McLean or Arlington.

There is lots of car exhaust everywhere - most of nova now an urban setup. Home will sell for close to lp.
Demand remains strong and specifically for new homes in desirable k12 districts.
