The other houses on that street (same new development) have sold for: $2.00M (the other house right on top of the Balls Hill/Old Dominion intersection). $3.35M $2.61M $2.44M $2.33M $2.37M $2.33M $2.98M $2.04M So it will probably sell for about $2.0M as well. Asians like the Langley HS district.
that sentence is doing a lot of work here in the real estate forum
It's just a fact. If you look at new developments of single-family houses in McLean and Great Falls, Asian buyers typically are at least 75%. School districts are very important to them, and Langley HS and McLean HS are among the best in the DC region.
This is not true for Great Falls.
There isn't much new construction in Great Falls but if you look at a new development like the Arden development in GF off Route 7, the vast majority of buyers are Asian.
Arden is in 22066, but it's not in what people would traditionally consider Great Falls. Buyer in new developments in Great Falls proper (i.e. Rivermont) are not anywhere near 75% Asian.
There's no such thing as "Great Falls proper."
Broadly speaking, it would be west of Towlston. (Except for Arden, most of east of Towlston is considered McLean). Although what most people consider to be Great Falls starts further to the west. The Great Falls zip code covers a large geography.
I always considered the western most part of Great Falls to basically be Herndon or Sterling!
