Tattoos are very common in McLean, too. Tattoos are very common wherever there are 40-50 year olds. Less common in Millennial areas. And having lived in both, I do not wonder why Vienna is lower $. It is farther out. Areas that are closer in are more expensive. This is not a hard concept.

I was surprised this morning when I walked around in the farmers market there to see the people around me look rather...ordinary. Lots of tattoos, overweight frumpy people who definitely did not look rich... So why is this town so overhyped?

What were you expecting? Gucci shoes and Louis Vuitton grocery bags?

The great thing about Vienna is that people enjoy the ordinary. There is money in the bank, but it’s not flashed and pretentious. Public schools, local sports leagues, music on the Green, beer on the porch with a neighbor.

Simple living that’s quite ordinary.

There are two Viennas… the rich in their new-build McMansions (I am one of them) and the poor in their crap shacks

It’s not. There is a 30 year supply of cheap 900sqft tear down ramblers temaining. Plenty of poor living in Vienna.

The quality and value of homes is much higher just outside TOV - Vienna 22181 or 22124 close in oakton. Many estates located there. TOV used to be (and still remains) a middle class to upper MC hood with builder grade homes on small lots, etc. Its kind of sad to see the look and quality of homes replacing tear downs to be in the mediocre range. They all look the same really…the faux craftsman and more of the faux farmhouse as of late.

I live in McLean. I don't know anyone w/ tattoos. I guess it's possible they have it where sun don't shine...

Didn't you just post about Vienna? Are you obsessed with Vienna or mad that you couldn't afford McLean and now want to justify your Vienna purchase.

vienna is awesome, mclean is good too. just depends on the type of neighborhood you want to live in. i dont believe in the school rankings so IMHO its a toss up. I went to schools ranked in the 1 and 2s on that stupid ranking system and turned out to be an okay doctor. food for thought, its what you do at home with your kids thats important.

You probably know me and my DH. Ours are normally fully covered for work/golf/etc., no tattoo sleeves or anything like that.
