Thoughts on this takoma park house?

That house is a vomit color. The paint is hideous.🤮

Why is Maryland so cheap? I’ve never lived in Maryland, but you plop that house into falls church and it’s would be double the price. Puke and all.

It's weird.

I think it's absolutely gorgeous with lots of rooms and nice features, ample light. Based on other sales in the area, I imagine it'll go for at least $1.5M... though not sure how the ongoing interest rate increases will affect the escalations this area tends to see.

It seems to be getting a lot of attention. Two days ago I walked past on my weekly trip to my job downtown. In the morning there was a woman filming the exterior on her iPhone. On my way home there were people, not the sellers, in the living room window.

Good location, good price in this market, even if it escalates some. Close to train, but you get used to it.

Agree the general location is good, house great, but trains would be a serious reservation for me (and perhaps a dealbreaker) and why I suspect the price is not as high as folks might expect.

I lived near a train in college after a week or two I stopped noticing it. It is less of an issue than people think.

Lovely house! I'm guessing it will go for the 1.4-1.5 range.

Me too! (In college no less.) But did *not* get used to it & in fact sort of hated it. So, that feature will probably shrink the buyer's market, even if just marginally.

Depends what it’s like inside the house—OP would just need to hang out inside for a while. Metro goes by frequently but CSX also trundles through once in a while, not sure how often.

It will definitely go over ask, considerably.

It's a nice looking house, but that is not the desirable part of Takoma Park. Near the train tracks and DC border, have to cross two major roads to get to the schools and downtown TKPK. I think 1.2 is about right. Maybe a tad higher.

That was my reaction. I like Takoma Park but if I'm going to spend over a million there it has to be closer to Carroll Avenue or otherwise it could be any random part of Silver Spring or Wheaton.

I mean, this house would be $1.2 in other parts of SS/Wheaton.

Those saying 2.5 baths isn't enough don't know TKPK real estate. This house not only has a PR on the ground floor, it has an actual main bedroom suite plus a full bath (with three! additional bedrooms) on the second floor. Plus there's a rough-in bath in the basement. All that to say, this house has very desirable elements that MANY homes, including similarly and higher priced homes, in TKPK have.

This house is gorgeous. It will certainly go above ask.

Do families with young kids live in this part of tkpk? It seems like prices have become so astronomical in the historical district, I wonder if families with young kids can still afford to live there.
