Thoughts on this takoma park house?

I think that price is good. Don't think it will go over because of the interest rates. But it's just what you want if you're buying in Takoma Park.

2.5 baths is really not enough at this price (there are four bedrooms sharing one bath on the second level). Also, I am not sure if people use their sunrooms in the winter, but this one is likely particularly unusable because it is elevated with nothing underneath and so the floor will be an iceberg. It is beautiful otherwise and nicely staged. Price seems pretty fair.

Priced well. Love love the staging and wood everywhere. Lots of space too. Classic tkpk home.

I think that's a screened in porch.

Nice house. Weird hearth, though.

Is the basement rough-in counted as part of the 2.5 bathrooms? If you could easily add a third full bathroom while finishing the basement I'd think this was a more workable layout. Otherwise I agree with PP that 2.5 bathrooms is not enough for a house this size, although I quite like a lot of things about it (including the strange hearth and "icebox" screened-in porch).

I have no idea what it will go for I don't follow TKPK real estate and I think we're at a flex point for prices right now (sellers aren't cutting but buyers aren't bidding up).

Actually this is a very desirable part of Takoma Park. It’s under 10 minutes from the metro, an easy (15-20 mins) walk to the farmers market and downtown Takoma, and right next to the hiker/biker trail. Crossing Piney Branch is no big deal and I’m not sure what second big road pp referred to. It’s right by Montgomery College which has torn down some old, ugly buildings and is putting new ones up. Lots of new families with younger kids have arrived recently. Not everybody wants to live around Carroll Avenue.

The proximity to the tracks is the biggest potential issue imo, so spend some time inside and see whether train noise is an issue, or not. Otherwise, the streets are quiet and you don’t hear Piney Branch at all.

I live relatively near the tracks as well, but rarely ever noticed it. I think there are two reasons with the windows the noise is greatly reduced and you kind of get used to it so that you just don't notice.

The second big road is Philadelphia, if you want to get to the schools, libraries, etc. I agree that it is a pretty nice part of town, but it is not the same as the parts of Takoma Park on the other side of PB, in terms of desirability. All that is to say, I am not sure it will go way over 1.2mm.

But you also need to cross Philadelphia to get to the schools and library from anywhere near Carroll Avenue. Not sure I see the difference.

When we moved from another part of Takoma to this area, everybody told us we were moving up. But obviously YMMV. I go into town to the hardware store downtown a lot, but often I want my car to lug stuff home. I guess, Carroll is better if you eat out multiple times a week, and always in Takoma. FWIW, I’m this house you have a good chance of being closer to the schools and library than from some places along Carroll.

I’m shocked to see a seemingly well cared for Victorian at this price!!! I think it should’ve 200 higher to start.
