Absolutely, all those South Indian restaurants. The burfee is DEADLY.

That, and the MS-13

Um, there is MS-13 all over the DMV. Rockville, Annandale, DC, Silver Spring, Langley Park is not really an epicenter. FFS.

Um, Langley Park is absolutely an epicenter. It does indeed exist all over the DMV. But Langley Park has a huge problem. See a few examples:

I don't get the desire to minimize these issues.

By the articles that you submitted they are no more a problem in Gaithersburg than Langley Park - but you think Gaithersburg is whiter, so...

I've never been to Gaithersburg in my life and don't know anything about it. But it is simply true that Langley Park is a hot spot. Here is from the DOJ press release I linked above:

Evidence showed that the Sailors Clique ran a protection scheme in and around its home base in Langley Park, Maryland, and extorted local immigrant-run businesses by charging them “rent” for the privilege of operating in MS-13 “territory.” The Sailors Clique also trafficked in illegal drugs, including marijuana and cocaine. A large share of the proceeds of the Sailors Clique’s illegal activities were sent to gang leadership in El Salvador to further promote the goals of the gang, using structured transactions and intermediaries to avoid law enforcement scrutiny.

A simple Google search would tell that this is the case. I live in the area. I know it well. It is disingenuous to dismiss it. And yes, there are other areas in the DMV with gang problems, including MS-13, but it is bad in Langley Park.

Hell you don’t have to go to Langley park, just go over to piney branch and flower up to university on any given night and it might discourage that area from consideration. The worst crime in all of MoCo is right in that spot. Much of what people think is Langley park is actually Takoma, be careful unless you are all in on living almost completely surrounded by the poorest part of the metro region and all that brings.

I live in the area. It is a great place to live, family friendly, and safe. But you just keep busting on places others call home without- I'm guessing- any first hand knowledge.

related - how is flower ave? is the street super busy/loud and does it still have same neighborly feel?

I love walking through there and it’s so close to Sligo Creek. Wander around and look at the neighborhood, there are some beautiful homes. And if you buy this one, do invite us over to try out the pool, my kids would love it!!

I walk it almost every day. 30-35 minutes, at a brisk but not crazy fast pace via Carroll. Easier and faster the way back, as it is down hill. The downtown area is closer; my family walks up there quite a bit, but understandably that might not be an option for everyone. I think the neighborhood is nicely located near trails, schools and the downtown, while maintaining it's quieter feel.

I live on the other side of Sligo Creek and it’s .9 miles to the metro from where I live. 40 minutes if you are walking fast from that address.

The portion past Adventist toward Long Branch is very busy (traffic wise), the other direction from Carroll (toward Sligo Creek) is not. But the houses are cute and seems neighborly. I think the busier part is not in boundary for the TKPK schools though.

I noticed that the TP homes here are a little cheaper as compared to the TP homes in the historic part closer to DC. Is this part of TP cheaper because it is further from the metro? For anyone who lives around here, what can you tell me about the neighborhood? We are looking for a community feel with young families in the area.

Huh, says it’s off market now?

Oh, it's the Langley Park Obsessive. I thought you stuck to the MCPS forum.

Lots of people live in the area, the low income properties that dominate it are bursting at the seams. That doesn’t mean everybody would want to. Sorry if everybody doesn’t have a glowing opinion of the poorest area in MoCo. Maybe it will get better in 30 years when they finish the purple line

I live nearby. My kids loved the schools. All of us loved the community. We never had any issues with crime. It seemed more of an issue when I loved in NW DC.

Tom Perez, DNC chair until last year, lives in the area between Carroll and Sligo Creek, down the hill where the colonials are. As does a VP at my company. You’d think that these people with lots of options would leave if the area was as terrible as the Langley obsessive keeps saying.

We lived in the neighborhood for 5 years until we moved, and one of my friends still lives there. Neither of us has ever had any trouble.

Low income properties don’t “dominate” the area between Carroll and Sligo Creek, what are you smoking. I know two families who live in the unpretentious apartment complex opposite the daycare where Flower meets Sligo Creek, and both sets of parents are professionals with masters degrees.
