I am not interested in this particular house, but interested in learning more about this part of Takoma Park. I noticed that the TP homes here are a little cheaper as compared to the TP homes in the historic part closer to DC. Is this part of TP cheaper because it is further from the metro? For anyone who lives around here, what can you tell me about the neighborhood? We are looking for a community feel with young families in the area.

| It's called the 'between the creeks' neighborhood. A ton of families, kids of all ages. It's farther to the metro than the downtown area, but right at the bike path. I live there and walk to the metro (25 min) for exercise, others bike or take a quick bus ride. Our kids bike or walk to and from school, or take the bus. We really like living here. |
| I live nearby though a few blocks closer to downtown. It’s definitely more than a 25 minute walk to metro. It’s probably 40min if you walk fast. But it’s cute part of town. I love walking through there and it’s so close to Sligo Creek. Wander around and look at the neighborhood, there are some beautiful homes. And if you buy this one, do invite us over to try out the pool, my kids would love it!! |
+1 If you search the Real Estate Forum for the words between and creeks you’ll find lots of other info. It’s a really popular neighborhood for young families. |
| The closer you are to Langley Park, the more dangerous it gets. |
| Are there issues with crime in this neighborhood because it is close Langley Park? |
|
For the metro, I think the RideOn #12 will take to either the SS or Takoma metro? It runs between the two metros. It's been a while since I have taken the bus, so you may want to check (pandemic).
Our child used to go a daycare nearby there and we have friends who live on the other side of the creek. It's a perfectly nice neighborhood. |
We haven't had a problem. I actually think there is more crime closer to the downtown area. |
I walk it almost every day. 30-35 minutes, at a brisk but not crazy fast pace via Carroll. Easier and faster the way back, as it is down hill. The downtown area is closer; my family walks up there quite a bit, but understandably that might not be an option for everyone. I think the neighborhood is nicely located near trails, schools and the downtown, while maintaining it's quieter feel. |
Absolutely, all those South Indian restaurants. The burfee is DEADLY. |
That, and the MS-13 |
Um, there is MS-13 all over the DMV. Rockville, Annandale, DC, Silver Spring, Langley Park is not really an epicenter. FFS. |
| Only three bedrooms and nearly a million? Sheesh. |
Um, Langley Park is absolutely an epicenter. It does indeed exist all over the DMV. But Langley Park has a huge problem. See a few examples: https://www.washingtonpost.com/local/people-here-live-in-fear-ms-13-menaces-a-community-seven-miles-from-the-white-house/2017/12/20/6cebf318-d956-11e7-b859-fb0995360725_story.html https://www.justice.gov/usao-md/pr/ms-13-leader-sentenced-life-federal-prison-racketeering-conspiracy-and-conspiring-commit https://foxbaltimore.com/news/local/five-alleged-ms-13-gang-members-charged-in-violent-racketeering-conspiracy https://www.dea.gov/press-releases/2021/11/24/two-ms-13-leaders-convicted-racketeering-conspiracy-and-conspiring-0 I don't get the desire to minimize these issues. |
| I live there and it is very safe neighborhood. Langley Park is nearby, but its issues simply do not spill over into that area. But, if you're not comfortable with city type living, you may not like Takoma Park in general (all areas are somewhat close to lower income areas). |
