What is Wrong With This Falls Church House?

What is going on here? It seems to be underpriced by at least $200k. Is it just strategy to drive traffic and bidding war? That seems extreme. Or am I missing something terrible that is wrong with it?

First of all, it's only 1680 sq ft. That's pretty small.

Second, it says right in the listing it's aggressively priced for a quick sale.

Aggressively priced for a quick sale? Sure. That aggressively priced? Doesn't make sense. Even for that size. This is a well-maintained, updated home on a really nice lot in the McLean pyramid. I get what you are saying, but it still doesn't really add up.

Have you done streetview? Have fun parking on the street and hiking up those stairs when you're carrying groceries.

Yeah, there are stairs. But it is also a nice setback.

Nothing's wrong with it, it's just not that central. 20 min walk to W. Falls church metro, 10 min by car to Arlington. Seems priced right for the 1680 sq ft size.

It sold for 645k in 2020. That's still a big jump in price for 2026 when the market is a big shaky. But the lot size is pretty solid at 10K+ ft.

2 bathrooms would be a deal breaker for me and no primary bath. Only two bedrooms on the top floor. It’s no good for families. It will sell for more though.

Looks like the whole house is built on a hill, so you don’t have much usable yard, and all the backyard water flows down against the house.

It’s in the Fairfax Co. part of Falls Church, not the FCC part. And there are pieces of the neighborhood around Timber Lane Elementary that are being threatened with redistricting from McLean to Falls Church HS — a big difference. Not sure where that process is, or where it’s headed, but as a homeowner I would be worried.

If it had a full primary bath, it would work for me. But no primary bath is a dealbreaker for me. I am really flexible on other things, but I want my own bathroom.

The school board chickened out and decided to leave the area alone, so this will likely be zoned for McLean in perpetuity.

I live a few blocks away from here and have walked this street many times. There's nothing wrong with the area and there are a bunch of new builds, but it is a narrow street and the lot elevation is a turn off for some people.

It's on the wrong side of the tracks. Not in the City of Falls Church and not in McLean. I would not send my kids to that elementary school.

Correct. The School Board decided to move part of Justice HS to Falls Church HS instead, and even more of Justice HS may get moved to Falls Church in another year. They moved part of McLean HS to Langley HS instead.

Timber Lane ES does a great job making a diverse student population feel welcome (it’s more diverse but higher rated than nearby Shrevewood ES), but some parents send their kids to the local Catholic school for K-8. AAP kids can also attend Haycock ES. The middle and high school are as good as, if not better than, the MS and HS for Falls Church City.
