We rent our Condo in Rehoboth.
Last Sat someone checked in. Saturday evening they said the AC wasn’t cooling. Sunday morning called around and got someone to go check it. Need a whole new hvac. Spouse drove there and back Sunday with 2 portable units for the bedrooms. Tuesday spouse drive there again and new hvac was installed in the morning. Spouse offered them a free weekend in the off season. They want a partial refund. My suggestion is 50% of the one night they had no AC. What do you all think is fair? |
I would be unbelievably annoyed to be offered 50% off for an off weekend that they don’t even want to be there. You have to offered them some money back. |

I’d give them $100. Seriously. You addressed it immediately with window units and a new system.
There’s zero guarantee that something won’t break during a stay. Zero.If they want that, they can stay in a hotel. Refunds are only warranted if you didn’t address the issue within 24 hours. You did. And that’s likely in your rental agreement. |

How long were they without fully working air conditioning? I would say full refund for any time with no AC and partial for days with bedroom units only since the rest of living space would be uncomfortable. |
So they had a day without air conditioning, two days with only window units and a day with people installing an HVAC system. So more than half their week sucked.
I think you’re cheaping out on them. A free weekend in the off season is t reasonable compensation. Why would they ever want to stay at your place again? And many people can’t get away in the off season. I think a5 least a 30% refund is in order - half of the amount they paid for their ruined days. |
So let me get this straight. They had no A/C for days, but just portable units you brought in? That’s not the same as full HVAC. And then they had to contend with repairmen in the unit replacing the A/C on their holiday? That is ridiculous. You need to refund a significant part, if not all, of their stay, but since you’re the kind of person who owns property in an armpit like Rehoboth, you probably won’t. |

You seem put out that your husband had to go twice but that’s what you signed up for. Imagine being on vacation and having to deal without having ac and repairs when you just want to relax. I can’t imagine the portable units cooled as well as central air. |

That’s a terrible offer. 1- who says they are able to travel back? They will assume more costs with this extra vacation- travel, food, etc. 2- why would they WANT to go back to your place? You’ve disrupted their vacation. |
You had an old AC unit that crapped out during a prime week. That is on YOU. And no, I do not want a free weekend during the off season.
You need to give them a refund because they had AC guys in the rental on their vacation. Cost of business. |
Agree with PP, at least 30% refund. I would argue for more. It’s stressful and inconvenient to have the HVAC install going on. |
How much money are we talking about? I might give them a free night just to err on the side of generosity and not have to deal with bad reviews or arguments. |
