Please recommend an area of Fairfax Co that meets these criteria

I need to find a less expensive apartment (moving from Arlington), and I need to narrow down areas in Fairfax to look at. I have one elementary school aged child. I'm a single mom. We would probably rent to start, but I want to be in an area where I can buy a condo later and my daughter won't have to change schools. Affordability is key. The schools also need to be good. I don't mean we need Langley, but not schools where safety is sometimes an issue either. Ideally $2000 for a 2BR for rent. I don't know what it would be to buy. Can you recommend areas to look at?

Look at everything in the neighborhoods that are in the Robinson and Lake Braddock high school pyramids.

If you’re open to Arlington County and could go up to $2100, this is what I’d choose https://www.zillow.com/apartments/arlington-va/westover-court/CkNq93/?utm_campaign=iosappmessage&utm_medium=referral&utm_source=txtshare

Your kid can walk to Cardinal ES and Swanson MS, and then go to Yorktown HS. As a single mom I’d imagine the ease of getting your kid to/from school would be a huge help, plus Westover is cute!

This is OP. I would LOVE to stay in Arlington. This is an excellent find. Thank you! If you have any other suggestions like this, please send them my way. I have a health condition where I overheat easily (as in dangerously overheat, not just feel hot), so I'm concerned about the window units, but maybe that's all I will be able to get in my price range.

With $500/month HOA, a $275,000 condo would cost $2800/month with no money down. More like $2200 if you put 75k down.

Search where condos are in your range.

There are no $270,000 2 bedroom condos in Fairfax County, and definitely not ones with a $500 condo fee.

Or in a good school district.

The condos in Tysons that are now zoned to McLean are likely get rezoned to Langley (Spring Hill ES). But for $2000 it would only be a 1b1b

Sure! My second recommendation would be a garden style apartment in Falls Church City. Unfortunately Winter Hill in the heart of FCC has probably gotten too expensive for what you’re looking for, but here are some other ideas (not sure how soon you need to move)
- There are condos on the corner of Rt 29 and Jackson St that are in FCC. Here is an example of one that sold recently in the $300s, but units come up for rent occasionally around $2k: https://www.zillow.com/homedetails/1138-S-Washington-St-APT-103-Falls-Church-VA-22046/12229282_zpid/?utm_campaign=iosappmessage&utm_medium=referral&utm_source=txtshare
- The garden apartments behind the Giant near WFC metro are convenient to so much, esp. the new development across Haycock Rd. Some come up for rent around $2k. Here’s an example: https://www.zillow.com/homedetails/126-Haycock-Rd-APT-C4-Falls-Church-VA-22046/12228092_zpid/?utm_campaign=iosappmessage&utm_medium=referral&utm_source=txtshare

I have a friend who lived in a really nice rent controlled unit in Tyson's corner, which at the time was zoned for Langley. The rent was reasonable and she was able to save up for a down payment on a home. It was a really cute place, her unit was a little smaller than the market price options, but nothing noticeable. She used the program below.

Reston or Fair Lakes would both be great for this!
