How is the spring close-in DMV housing market looking like?

Actual anecdotes only please, with rough location details

Based on how quickly homes are going up for contract on Redfin in the area, seems surprisingly good so far…

In my little corner of Bethesda, there are a few listings. Not a lot, but then there are never a lot. Prices range from 2M to 7M. The prices increase every year and this year is no exception. I've never seen so many new construction 5-7M homes at once - not sure they're find buyers rapidly. These are homes that were under construction before the election. It will be interesting to see for how much they end up going.

Falls Church: Seems to be heating up—property in my neighborhood just went under contract two days after going live. It was listed “coming soon” for about a week or ten days, so it had gotten some good visibility. Agent said there were multiple offers, so I’m guessing it went for over asking.

Bethesda house, coming soon, then for sale, under contract by the end of the week. Multiple offers, I don't know the actual sale price, offered at 1.1

22207 things seem to go very quickly unless it’s $3.6 for a mid builder new construction.

All sold in first few days over ask. I am close in and RTO is heating up market.

My in-laws just sold their 40 year old house in Vienna. Listed for 1.8. Had 30 showings and an open house in the first week. Tons of offers. Sold for 1.91 with no contingencies and a free leaseback month. Crazy times with no inventory.

West end things are lingering and price drops already.

+1

Currently live in 22207 and am trying to buy a bigger house and everything is gone within days. Maybe next year…

It's about the same compared to the last couple years.

If you price low then you get a lot of offers and if you price high it sits.

Well there's this house - paint everything white, then try to sell for $350K more than you bought it for four years ago. They didn't do anything except paint the brown things white and change out some lighting.

I'm in capitol hill. The homes under $2M seem to be moving quickly, if they are priced appropriately.

So real estate not getting reflected negative way ?
I thought prices will go down with everything going on now.
Wasn’t that the prediction ?
