Kentlands or Urbana (MD)

Seeking some advice on where to move to!

DH and I moving back to MD after spending the past ten years out of state and are looking to buy in either Urbana or Kentlands. We have a 2 yo, and grandparents live in Frederick. From what we can tell, Urbana has urbanized quite a bit in the past ten years (Frederick too). We like that both communities are walkable. Elementary school will be become important in the near future (possibly middle). And quality daycare options in the very immediate future. Urbana would be easier for visits with the grandparents, especially as it seems like there is traffic at all hours on rt 15 these days.... But we like the Asian food options that are down Rockville Pike (doesn't seem like there are a lot of options in fredco?), and it seems like there might be more "going on" / kid friendly things to do in MoCo? E.g., mygym, parks, closer to zoo/museums in DC.

House wise, we think 2500-3000 sq ft is a good size, 3-4 bedrooms so we are ok with a townhome. Pricing in both communities is not an issue, although it would be nice if we buy in an area that will still be desirable when we sell 10+ years from now.

Kentlands definitely has more options: restaurants, parks, shopping, EVERYTHING. But with that comes congestion. I'm surprised the pricing of homes is similar in either community (I would presume K is more expensive), though lucky for you that doesn't seem to matter.

How social are you? If you think you can build community easily, the 30ish minute commute from Frederick to K for your parents won't be as much of a big deal especially if they're in good health/mobile. If you think you'll rely very heavily on them, and/or you're not likely to make friends easily, then maybe Urbana is your choice.

Where do you work? I’d only consider Urbana if you’re working in Frederick. Otherwise, Kent lands is much closer to everything

Kentlands. Schools better and you potentially have magnet options as kids get older.

I’ll be the contrarian and point out that if to want to be near your parents, you should go to Urbana. Traffic is only getting worse now (esp w Trump’s return to office order) and there are times when you could be stuck on 270, unable to see your parents if you live in the Kentlands.

I live in New Market and I agree with this. There are times that I have to go to Shady Grove metro and it takes me over an hour. However, if commuting to DC is more important, definitely Kenlands.

Yes, Urbana is white trash with their expensive homes and 5 star schools. The horror! I grew up in the Kentlands and live in Urbana. I agree with pp that Kentlands is closer to shopping and an easier commute. However, Urbana has great schools and a wonderful community.

Id would rather live in Kentlands for ease of access to restaurants, shops, etc. and the built-in community aspect. I also hate yard work.
