There's very limited inventory in Kentlands--I don't know about Urbana. You may not have your pick of places unless you are willing to wait a long time to find the right property.

Thanks everyone for your input! Yes, Urbana would definitely be more affordable but we are looking near the Villages of Urbana so will likely end up in a townhome in either scenario. DH and I are currently remote wfh though that's not to say circumstances won't change in the future, where we may need to look for jobs in the future. DH and I are in the sciences /bioinformatics; I do think if we do need to find other jobs and return to office, MoCo might have more options.

Is Urbana continuing to develop? Any plans of another school to ease overcrowding or plans to ease traffic and congestion (highway or local)? I realize that no one can know for sure but any insights or speculation from locals would be helpful!

Urbana is further out. The closer you live to where your office is the better. You generally don’t want to move further out than you have to in this area. People talk about traffic and it’s a real concern.

If you’re thinking about moving to Urbana, which is basically Frederick, I would urge you to stay in a hotel there for a couple of nights and do the morning and evening commute to where your office will be at.

Frederick resident from Moco here. I think Kentlands is more charming. Urbana is very suburban and not a lot to do. Urbana also has awful restaurants. Frederick has better restaurants and you’d likely be driving there from Urbana for good Asian food. The Thai restaurants in Frederick are very good- thai Meric, sumittra, and Kittiwat. The Vietnamese is also good- The Pham and Pho A Loi.

If I had little kids, I'd go visit the neighborhoods on a late Saturday morn, park your car and walk around. Are kids outside playing with each other? Are neighbors out talking to each other? Is what you see what you want from the neighborhood?

Kentlands is older and getting to the point where original owners are still there but their kids are now gone, so number of kids out playing are fewer. If you want that kind of neighborhood, Urbana may be better.

Urbana. Better schools and in 10 years...well read about MCPS and MoCo in general on this board. You will pay more in the Kentlands and get less in return in your daily life.

--Bethesda resident who would choose to eat and shop in Frederick any day over the Kentlands.

Isn’t Quince Orchard a football and sports powerhouse? I’ve heard it has a solid reputation overall.

MD ranks Urbana as 5 star school, QO is just a 3 star school when it comes to academics.

I think that's largely due to the FARMs rate.

Urbana FARMs rate is barely 14%; QO FARMs rate is closer to 40%.

Very true about the neighborhood aging. Some streets are majority empty nesters.
