How rich do you have to be to live in McLean, Great Falls or Vienna?

It’s just relative.

$400,000 still puts you in one of the older neighborhoods in a house with original 1979 bathrooms. This is pretty sad compared to the $3 million newer homes that are just as common there.


McLean SFH starts at 1.5 because of the land.

They have no filter and don't even seem to realize how middle-brow TOV is compared to McLean and Great Falls.


Maybe they don't care. Maybe they chose TOV or Vienna for the people.

If you have never lived in TOV, how do you know what people feel about the place? You seem to think highly of Mclean and Great falls, so you have lived there. Great. See everyone has an opinion about where they have lived. Move on buddy.

You can get a house for $1.2 but it’s an old, hot mess and really dismal for a HHI of $400.

It’s how some TOV people condescend to those living in other parts of Vienna that can be so off-putting. Especially when there isn’t anything special about it.

Lived right outside TOV long enough to know there’s no magic pixie dust, just a higher than average number of poseurs grabbing onto to whatever they can to make themselves feel special.

My vibe from Vienna folks is uber strivery, with the original builds being a lot of old timers, and families buying into the 1.5 new builds with luxury SUVs. I feel like McLean, despite being nicer, is a little more low key. If I could choose, I would absolutely pick McLean.

Maybe I'm just lucky, but as someone with a Vienna mailing address who lives outside of TOV, I've never experienced this.

We're a single (Fed) income family with one in college and one in HS, and I like Vienna just fine. My kids attend(ed) good schools, including the same MS and HS as most TOV residents, and I have no complaints. Plus I don't pay TOV taxes.

Yeah we are outside of TOV and live in an older neighborhood without tear downs/McMansions. People earn well but are not flashy. Which leads to a point-OP, sometimes it's more about the individual neighborhood vs. city/town when it comes to Arlington/Vienna/McLean/lots of other NoVa cities.

McLean is changing with more young families moving in. There’s a big difference in 250 and 400 though. When we moved to the area we were at HHI 340 and felt stretched (1.1M house, 2 daycare slots, 2 car loans). We feel more comfortable now with only 1 in daycare, and HHI 380 — most of our friends live in similar houses or a bit nicer. Our kids are in public school so we don’t interact with the ultra-rich.

"Downtown" Mclean, Reston, Arlington, Town of Vienna also get migration of retirees downsizing. The older the single family home housing stock the more likely you will find an ancient elderly not downsizing but going into assisted living...

A NoVa zip with newer housing stock had 17% with retirement income while Mclean 22101 had 34% but that includes the buildings that are destinations for retirees downsizing [Florida in Mclean- hah]. Over the years I went to a destination buildings open houses in a Reston Town Center[22% retirement income] building- great turnout and all were retirees.
