Amazon HQ2.
25,000 new high(ish) paid jobs.
Supply and demand.
Econ 101.
McLean is 12 miles on the GW Parkway from Crystal City.
I have seen people flee DC area I’m droves due to high COL, yet new jobs continue to pop up, maintaining or increasing demand with limited supply.

And a vast majority of them will be completely WFH. 2020 changed everything.

I speak as someone who's helping Amazon fill these positions.

Amazon does not pay particularly well. I am interviewing in the 300k to 500k range and Amazon does not have jobs like that for most part. When I worked in Investment banking 500k was no big deal and I worked with folks making 7 figures.

Lol.

BS. They will not be permanently WFH. That is not their culture AT ALL.

You're in denial. Whether it is their culture or not, they have NO choice. If they don't offer it as an option, they will lose talent to other companies that do. Can't have that.

I have it in writing from some of the hiring managers that these positions have the option of full time remote working.

My prediction as the owner of a recruiting company? Amazon HQ2 will have zero effect on DMV real estate. Especially after COVID. If anybody bought in anticipation of RE appreciating because of HQ2, they are in for a rude awakening.

One of my siblings just turned down a PM job with Amazon because it would require moving long term. Their current job is also not WFH and they have elected to occasionally go into the office. A lot of young people do not want to WFH full-time. Can’t imagine the number that does on people’s mental health when you are unmarried, childless, and don’t even see co-workers every day.

Although I do agree that Amazon won’t move real estate needle.

Just think 100% WFH is an overly hyped illusion.

That's your opinion, and you're certainly entitled to it.

Unmarried and childless = single

umm...Single people have a social life, outside their work, WFH or not.

Yes, investment banking pays 0.1%er money. We all know that. You may only be a 1%er with your income, so maybe not paid well I guess... just middle class.

They dropped the price to $995K and it went under contract in four days.

Of the top 120 most expensive zip codes in the country, the DC area didn't score once. Even Baltimore had one.

Interestingly, the DC metro area has almost caught up with DC area housing prices, they're about the same now.
