Has anyone heard of a buyer agent lying about getting their offer officially accepted?

I was the poster who asked about how long it normally takes for a seller to sign a verbally agreed upon offer. I assumed they were letting other buyers view the property over the weekend and would try and get other offers even though they countered my offer which I accepted immediately but they never sent the signed counteroffer contract. After I didn’t hear anything from anyone I called my realtor to tell them to rescind the offer and that I wanted to move on. They then told me the sellers did sign the agreed upon counter offer Saturday night and they just didn’t see it until Sunday afternoon. After agreeing to send it to me to sign they told me they couldn’t open the docusign and they would need me to wait. I’ve now waited all of Sunday and so far all day today. They also haven’t updated me about what is or isn’t going on. If you really had an issue how hard is it to get the selling agent to just send the docusign again? I suspect no offer was actually signed and they have tried to prevent me from walking away hoping my offer wins and the sellers will eventually sign it. Has anyone else experienced something like this?

It could just be that your realtor is a bit technically clumsy and has genuine problems with docusign and no sense of urgency.

However, we were strung along once by a very nice realtor who was sucked into using us as a stalking horse to get the first offer people to pay more than they had wanted, with the threat of us behind them. We were not told of the situation, just repeatedly asked to increase our offer, until we just lost interest.

Docusign is so easy to use that it does all sound like a lie. I am not even sure how it is possible to not be able to open a docusign.

OP here. That's what I was thinking. I use it at work too and I couldn't imagine why someone wouldn't be able to open one.

If you signed the counter, then the offer is ratified. Why do you need to sign it again? And where is your agent? It's completely ridiculous that the agent hasnt updated you. Is it an inexperienced agent, Redfin?

OP again. I didn't sign the counter offer. I sent a signed offer which they countered. I verbally agreed and was told the selling agent would draw it up and send it with the sellers' signatures for me to sign. It never materialized after waiting for 2 days and I assumed they were playing games and pocketing my offer to field other offers over the weekend and use it as leverage. On Sunday I told my agent to pull my offer but they told me the sellers actually did sign the counter offer and sent it but they missed it and would send it over asap to ratify. They then claimed the docusign would not open and they would get back to me. So far crickets. How hard can it be to either draw up a new docusign or get the sellers' agent to resend it? I don't think the sellers signed anything, I imagine they have received other offers at this point and have used mine to try to get a higher one. I think my agent didn't want me to kill the deal by rescinding the offer hoping mine would ultimately be accepted so they lied and told me it was. The fact that I've heard nothing today is disturbing.

Sounds like it's time to reach out to the broker associated with the realtor's company to get them involved. And then ditch your agent.

Sorry about all of these crappy agents you're dealing with, OP. But please find a new agent and make sure all future offers you submit have an expiration date of no more than 24 hours. That way, at least you wouldn't be in a position where your offer is still technically lingering out there and you had to say that you wanted to pull it. Also makes it harder for the offer to be used to get other offers.

OP, no more phone calls with your realtor (who's lying to you). Email her and tell her per your conversation on X date at X time, you rescinded your offer. It's harder to play these games when it's in writing. If she tries to tell you that you had an agreement, know that it's not enforceable unless it's in writing.

Then fire your agent. There's no valid excuse for this. The other agent could have sent her the PDF of the signed contract.

For your next agent, don't share everything with them. The more you let them in, the more they try to screw you. Use them to open doors. Then you (and spouse if applicable) deliberate on your own. You tell them the terms to write for the offer. Don't make yourself vulnerable to them by bringing them into your thoughts and feelings. Or just stop using a buyer's realtor. That's what we did for our last purchase. We just called seller's agents and they showed us their properties.
