What will happen in friendship heights?

Anonymous
I randomly saw today that TJ Maxx is also closing. Are all shops closing soon in this area (DSW, Marshalls, GAP, Sephora etc?) Is there a plan to turn Chevy Chase Pavillion, Mazza and former Lord and Taylor buildings into something different?

I heard that the Lord & Taylor site will replace the nearby bus terminal. No idea what happens to the bus terminal site.

Wow i did not know that. There is also that building that hosts Michaels. Lots seem to be changing there. I heard they will turn Chevy Chase Pav. into medical offices but dont have all details.

Work from home has hurt, they used get much more foot traffic

Increasingly levels of crime, especially retail crime, are reducing profitability for many stores.

Friendship Heights is a pain in the ass to park. It’s stupid to pay $15 per hour. Bethesda garages have free parking on the weekends. The parking inconvenience is friendship heights’ downfall. I literally went to buy some work clothes at Banana Republic and didn’t have any in my size so I bought a bracelet that I did not need so I wouldn’t have to pay the parking fee….

Also, there's a DSW in Silver Spring now and one in PG Plaza. I used to go all the way over to Friendship Heights to shop, but there are a lot of other options now and I just don't.

I think the loss of a few critical stores and the movie theaters that encouraged traffic turned out to be a big problem — that escalated. DSW benefitted by being next to Nordstrom Rack. The movie theaters and Borders (before DSW) were open late — and drove foot traffic to the fast casual restaurants. Now that there’s no normal drug store / pharmacy or normal grocery store, people often drive to other neighborhoods— and that lack of foot traffic reduces more impulsive shopping. There’s little reason to shop in FH — when you can get whatever you need in Bethesda or even Chevy Chase, DC. More destination restaurants and the soon-to-open new food hall will be great additions to the neighborhood.

This is a prime location, and there is a big vision for redeveloping the area, to include condos etc.

I don’t think people shop in stores enough anymore to support a place like that. People who go to stores want a different mix.
