I follow the market here closely and thought listing this house at 1.3M was a stretch. But it closed at 1.5! Teeny lot, shared driveway, radiant heat, and mediocre finishes. I also have a hard time believing this house is actually 2,200 sq ft. No way this one appraised.

Yeah, I'm looking at the floor plan, and I'm not sure how they're getting 2100 finished sq ft out of it and 1000sq ft below grade unfinished.

Question...do photographers touch things in the house before taking pictures? Are they allowed to? Do they not notice or care about things like the drawer pull? |
| There was another thread about this one. It’s a beautiful house. A lot of people prefer radiant heat in older houses and this one has done a nice job incorporating it. I don’t have 1.5m, but if I did, I would have considered this just for the wallpaper in the bathroom. Also, that location is 10/10, which is the most salient thing. |

If you actually followed the market closely, then you would never have considered 1.3 to be a stretch. You'd be hard pressed to buy a true teardown on E Windsor for less than 850K |

I don’t live in Del Ray, but we have several friends looking to move there. Look at recent comps and keep eyes on another few houses about to close. For a 2000+ square foot SFH with four bedrooms above ground, a nice kitchen, a decent sized lot, and any amount of charm, you’re looking at 1.35-1.5 in Del Ray. It’s a great location and there’s typically very limited inventory with this set up. And while these numbers may plateau or ever drop a little for the next year or two, as inflation gets back under control and the economy picks up again and Amazoners continues to move in, those price points will almost certainly increase.
Personally I think this place’s lot is too small to justify that price point, but in a few years it may be worth well above that. It looks like a very nice house. |

| It’s amazing how when a new construction house gets posted, people line up to disparage it. But a renovated older house, people are like OF COURSE it’s worth selling your grandmother for, look at the CHARM. |
| I also noticed the drawer pull as well as some painters tape on the counter in the kitchen. That said, I like the way both the kitchens and baths are updated and usually one is off for me. I agree the price point seems high in a vacuum, but not given the market. |
