Proving my income for an apartment RSS feed

I moved to a new area for a job. I have provided my pay stubs, my contract and my bank statements. They still seem skeptical about my income!

Im a career nanny, so my pay is probably higher than what they would think someone makes in childcare. A payroll service is processing the paychecks, so working for a family, as opposed to a company, shouldn’t be an issue. All the appropriate taxes are taken out. I had the docs to back up my income. What is the problem?

Has anyone else had this issue before?

It might have to do with the fact that you haven't been with your current position for very long.

OP here. Really? People move to new areas for a job all the time. I’ve been here since late February, but staying with a friend.

It's extremely hard to get an apartment right now. Why not ask the building what's holding them back, or try to rent from a person who is renting out their condo?
I wouldn't even qualify for a studio in DC based on my $25 an hour. My building asked 36x monthly gross income. Studio was $1690 last year and $2000 this year.

Yep! That’s the reason, you just relocated and taken a new position, some apt blds want/need certain amount of income to approve you. It happened to me when I moved out of state but my husband had been working from home for same company for over 2 years and property management didn’t request anything from him.

I am sorry. Do they need a guarantor on your lease? If so, and you have someone who'd be willing to do that, that my be the route. DUring renewal, you can drop the guarantor

I moved 3 years ago to SS right before the pandemic, did not even have a job then, I am a high-end nanny also, never had any issues, rented in DTSS. I did and do have sky high credit score so a lot of times it is the credit score that matters. I did not even have a job offer or any pay stubs to show.

I don’t think that’s the issue. They did the initial check of my credit and rental history, and did a pre approval with less than 10% of the monthly rent as deposit. Rent would only be 23% of my income, so that shouldn’t be the problem, either. When I lived in the DC area, my rent was closer to 40% of my income, and rent was never paid late. Housing is cheaper, and fairly plentiful where I am now.

I will call them tomorrow to try to sort out what is the problem. Thanks

Do you have a W2?
That and good credit and it shouldn’t be a problem.

Look for a private landlord that’s how I maintain

It isn't difficult at all to find an apartment. A fairly priced apartment is a different story, but apartments are everywhere.
Your building asks for 36x your monthly gross? Are you sure about that?

OP, are you trying to rent directly from a person, or from a larger apartment complex?

OP here. I am trying to rent from a complex. They emailed me yesterday to say they couldn’t verify my income documents, and were denying me. They didn’t contact my employers or the agency, so it doesn’t sound like they actually made any effort to verify anything. They just took my $75 application fee. Whatever. I got my employer to write a letter on hospital letterhead. It has his military rank and everything one there. Maybe that will help at the next place.

I have a dog who is a mixed breed, but one is on the restricted breed list. This limits my options for apartments here.

I’ve only had this job for 6 weeks, so last year’s income wouldn’t do anything to show my current income.

I sent an email to their corporate office to say I paid the application fee, and they made zero effort to verify my income. I might have used some legal terminology to force an answer, but I didn’t threaten to sue them. I got a response quickly. It said they denied me for lying on the application. I didn’t lie on the application. I suspect this was their mistake, and now they’re trying to cover their butts. Glad I didn’t sign a lease with them if this is their honesty level!!
