| Can't get it into the MLS unless you work with a Realtor. You can only get it on Zillow and forsalebyowner.com, etc. There are so many brokerages that will list for 4.5% now for full service, why are you listing FSBO? If your house is in good condition and priced right, you'll end up with multiple offers in this market. Do you know what to do in a multiple offer situation to get the most money from buyers? Do you know the difference between a good offer and a crappy one? Do you know which lenders will get you to settlement now with new TRID guidelines without having to push settlement deadlines? Do you know what an escalation clause is? You can pay 2% listing agent commission for a really good agent who will stage your property, get professional photos taken and market your property. It is proven that when you list with a Realtor, you get more money for your property. You'll likely have to pay 2.5-3% buyer agent commission either way, so you're really only saving yourself 1.5-2% on listing commission, if you work with a full service company. Good luck to you. |

Just go to local/low price broker. There used to be one called, Fairfax Realtor (?). Just pay flat price of about $500 to be listed on the MLS.

| 11:10 here, yes, I am obviously a Realtor. Op, please follow up with us when your home was listed overpriced and sat on the market during the busiest time of year and you finally decide to not be so cheap and get a Realtor. I agree there are TONS of Realtors out there who are not worth the money they make, but there are also a bunch of really good ones who get paid and do an amazing job. I take pride in my work and I work really hard for my clients. I have highest price per square foot sales in three communities in NoVA and my DOM average is 12 days and I DO NOT make my sellers pay 6% anymore even though I provide more services than most agents who are dinosaurs and still charge 6%. Find the me in your area and you will not regret spending the money because you will have gotten it back and not been nearly as stressed out. |
| OP, I think my neighbor listed on Redfin. A builder bought the house (best location, really - and perfect lot) for top dollar. Cash. They retired and moved to be on the water. GL. |

| I don't know if I can do what the OP did but I do know that 3% of a 800,000 sale is still $25,000. I did that once, I can't do it again. I've already looked into flat-fee real estate agencies for the DMV because its a ridiculous charge. I don't care if you paid a photographer $350 for a quick shoot and $600 for staging. |

We did FSBO. Closed two weeks ago.
The website FSBO actually offers mls listings as part of their service options, although we didn't use it. We used a lawyer and paid him $650. Our buyers wanted to use their realtor. We made them pay for him (gave them two prices - one if they used their realtor, one without). The buyers realtors got 1.5% of the closing cost, which the buyers paid for. |

| A happy medium is a discount broker or Redfin. List for 1 percent. Agree that putting zero commission for buyer's agent could be a disincentive to show unless you're in a very hot area. |
