625k in "Hip Happening Hyattsville"? Overpriced?

I've been scrolling zillow again - what do you all think of this house? 625k seems high to me. I think this agent must have several listings as I've seen variations on "hip happening historic Hyattsville" several times during this zillow sesh.

Uh, that house is gorgeous. It seems underpriced, to start a bidding war.

Yeah, not overpriced. The major drawback is the bathroom situation (only one upstairs and it’s tiny and oddly located) but the house is otherwise so lovely and in such great condition, there’s no question it goes over ask. Maybe even 100k over? I always think things will close for less than they ultimately do though (wishful thinking).

Absolutely gorgeous. Very easy and fast cosmetic fixes. Worth the price. If I were in the market now I'd throw in immediately to snag that gem.

A house in UP priced at 599 when $105k over asking. This house is superior.

Guess I better cross Hyattsville off my list of potentially affordable neighborhoods! Is 600-700k the norm there now?

You can still get smaller homes for $550k-$650k in Mount Rainier, Brentwood, and Hyattsville. Once you get passed Hyattsville, it becomes much more suburban along Route 1.

I had a $400k budget when i was looking there two years ago. Paused search because of baby on the way and out of town job prospects. Fully priced out. It's crazy.

You can buy in North College Park and West Hyattsville
But even two years ago your budget was tight

OP curious where you live?


Currently renting in Silver Spring. We were planning on buying in spring/summer 2020 and had Hyattsville on our list, then pandemic happened, and I hadn't realized how much the prices had gone up!

Good news is that the “suburbs” of Hyattsville (ie other small towns along the route 1 corridor) are still a little more affordable and off the same amenities as Hyattsville. See Brentwood, Edmonston, Riverdale.

I think Hyattsville is in a weird place where it’s entirely possible that there’s a ton if interest from people priced out of other places who can afford to bid crazy amounts over the asking price, so some homes really go for a lot. This realtor tends to price on the lower side and gets a lot of bidding wars. So I wouldn’t be surprised if it goes for a lot over the list price. It’s on a pretty block surrounded by larger than average Hyattsville homes (which I think lends itself to seeming more valuable/expensive), and it’s an unusually large lot for the neighborhood, so even if it’s kinda small, there’s room to add on.

I’ve also noticed a number of other realtors using this same language on their listings, so that may be why you’re seeing hip, happening, Hyattsville a lot.
