Currently renting in Silver Spring. We were planning on buying in spring/summer 2020 and had Hyattsville on our list, then pandemic happened, and I hadn't realized how much the prices had gone up!

I think that’s a 600k house prepandemic though. Now I think it’ll close around 700k

Love everything about this house. Wood doors, crystal knobs, built-in dressers, cute porch, large yard, seems walkable (not super familiar). The kitchen is a good size, bedrooms seem decent and well-lit. Countertops in kitchen need updating aesthetically but they look to be in fabulous condition along with the rest of the house.

As someone who also lives in an older house with only one full bathroom on top floor and bottom floor each it isnt for all families, especially since they are small but I try to think about the fact that I spend less than an hour total per day in the bathroom, and thats even when WAH. Bigger would be nicer but its not going to change my day-to-day life.

I agree. This is a great house, and I suspect it’ll go for well over asking price.

I walk by this house every day and have been inside- it sits at the top of a hill and looks down onto Ingraham street. In spring the whole front yard blooms- it’s a gorgeous house inside and out.

You can still find a 2 bedroom craftsman bungalow in need of updates or without A/C installed for 450-550. If you’re willing to put in a bit of work, there are still gems in Hyattsville. This house doesn’t really reflect typical Hyattsville- it’s one of the prettier houses in the neighborhood with a unique style, large lot, all that original detailing.

Yes, the house is overpriced in large part because Hyattsville is overpriced. When the market inevitably cools, PG County is going to cool a lot faster than other places in the DMV. This not a place where I’d invest.

Cape cod’s have bad layouts. At 1500 sq ft, the price per sq ft is too aggressive.

This is a dumb statement. If anything, Hyattsville/Riverdale/University Park are underpriced in terms of easy commute into DC, big lots, walkability, sense of community and charm. It's an amazing area for young families. The area's only drawback is the middle/high schools, but you could say the same about Del Ray or Alexandria or any number of places that are priced higher.

What do you mean? I'm a DP genuinely curious. I live near Hyattsville but I've lived in the area my whole life and I'm familiar with Del Ray/Alexandria. They have a lot more wealth and retail, but in terms of jobs I see no difference? I guess retail/restaurant jobs?
