Baltimore people - is this priced appropriately?

I know that there are some knowledgeable posters on the Baltimore market. Thoughts on this place?

It's a desirable street in a desirable neighborhood, but only 2 bedrooms and bathrooms are definitively dated. Overpriced?

I am a curious neighbor, not the owner or realtor.

Yes, this seems very overpriced to me.

Hard to tell. Given the lack of inventory in Ruxton and the cache of that street, I think they might get that price. Basically impossible buy on Circle Road for less than $700,000. The buyer will most likely expand or tear down, so I don’t think only two bedrooms matters much.

It's overpriced BUT the market in Baltimore is crazy hot right now so I won't be shocked if it sells for close to that.

That's a good point about expanding. Probably enough lot to do that.

It's in Ruxton so you pay Ruxton prices if you want in.

Another one I am curious about.

This is super cute and updated inside (in my opinion) but the lot is really challenging right next to Bellona and the light rail tracks. Will they get 725k?

It's a private, low traffic road in one of the most desirable suburbs of Balt. Co. Walking distance to some cute retail shops. Other than that, not sure why it has the cache that it does.

Circle Road isn’t really walkable to anything, but it is very private and has some $2 to 4 million old mansions. It’s just considered a prestigious address. Personally don’t like it as much as other neighborhoods in Ruxton but houses are far apart but that is a selling point for others.

It’s not that close to the light rail. Houses on that side of the street usually aren’t affected by light rail price wise. It’s hard to buy much in Ruxton at that price and this one is far more updated than most in price range. My guess is both will go for close to list.

Wow you were spot on. Went for 52k over. 688k list. 740k sales price.

Tale of 2 listings. Circle road underpriced and created a bidding war.

No idea what happened to the malvern house. I imagine a problem was discovered. They listed for 725k. Pulled the house off the market for a few months. Relisted at 708k and are now contingent a day later
