New house in McLean for 1.45mil?

Would it be possible to get a new build in McLean ( Kent Gardens area) for 1.45mil, that's the very top of our budget and also because we specifically need a house no bigger than 4000sf. I see some new house listings in that range but wonder if that's a teaser price, say if that's the quoted teaser price for a 6000sf+ house, can we negotiate on the square footage and keep the price same? We don't care for finished basement. I don't know if my proposal is even worth discussing with a builder. Would appreciate thoughts and input.

Unfortunately, it would be difficult to find a New Construction home in any of the McLean school zones, the builders are paying too much for the lots to make that math work. There were some 5-6 year old houses on Scott's Run that were around that price recently. They fed into Churchill Road Elem though. Good luck.

It’s possible if you go with a builder like Relux. There was a new house listed at $1.48M in the KG area that just went under contract.

You will always see 1.4M new construction listing in McLean, but that’s before upgrades

I think it would be tough but definitely talk to some builders. You likely would have to find your own lot, then get the builder to build it for you - then wait about a year while it's being planned and built. If you could find a lot for $700K I think you could do it if you didn't finish the basement. I think there are likely some run down split levels in the Kent Gardens area you could get and tear down. Maybe blanket some areas with letters saying you want to buy their house--I guarantee there are some older people getting ready to move into assisted living that might take you up on your offer.

OP are you strictly looking for KG in Mclean? is Arlington a possibility ?

Have you looked at this house? It puts you within walking distance to Kent Gardens ES, in a neighborhood with sidewalks, and it's near both Longfellow MS and McLean HS as well. This is what most new houses in either McLean or Arlington look like.

PP must not be OP, since OP asked specifically about the Kent Gardens area and presumably knows it's south of 123 near Falls Church.
